I've never posted anything negative, but we had a terrible experience. They need $850 deposit like a rental apartment. Non-refundable. When you arrive they inform you that you have to read and sign a 10 page lease contract, which says every time a guest comes to see you they must pay $10 per visit, even though they are not going to use the pool, etc. We were told at that time, we could leave if we didn't like the rules, but we would loose our deposit, plus the 2 mth mandatory summer stay which would have been over $2, 000. At check in time we experienced a very nasty person. Our 4 yr old grandson was yelled at for something he didn't even understand and when my husband asked one of the owners why he turned him in, he was verbally assaulted. We have not received our deposit back. We're full timers for 3 yrs and have never once been treated so badly. We've stayed here before 2 yrs ago and loved it. Too bad we didn't check all the updated reviews. - Review provided by RV Park Recommendations & Reviews Facebook Group

This park is a few miles out of town, and as is usual with many KOAs, it is very family friendly with lots of amenities, so it comes with a high nightly rate too. We had a pull thru level site on concrete, a picnic table, and plenty of space. The park also has back in sites. The park has volleyball, ladder golf, pavilions, mini golf, shuffleboard, basketball court, a fishing dock, a dog park and a pool (however, it had closed too early since it was still hot and we would have liked to have used it – no price change though) They had also closed some of the restroom/shower buildings even though the park was quite full when we were there. The cable TV was limited and the WiFi never worked for us. The office staff was friendly and helpful giving us directions on how to avoid the construction in Fort Collins. However, for the price we paid, we would not return since we just needed FHUs and a place to base for our visiting the area. For a family vacation location, it would be a great choice. - Review provided by RV Park Recommendations & Reviews Facebook Group

We are leaving this amazing RV Park tomorrow, after being here for the last month. We absolutely loved it and just wished that our grandchildren were here to enjoy it as well! It's spotlessly clean, yet has a country feel. It has it's own lake with paddle boats and catch and release fishing. It has mini-golf, bouncy things for the kids, bikes -- offers tent camping, full and partial hookups, and plenty of pull through spots for the big rigs. We were in a back-in spot for our 29' travel trailer and each of these even had their own brick patio! The laundry has plenty of washers/dryers and was always immaculate. I recommend this to everyone -- young and old. Can't wait to come back!
