Monthly Rental

We only accept rentals on a monthly basis for Tiny buildings and storage units. Rental fees are paid by the month and are not prorated if you do not stay the entire month.

Friendly

Be friendly! Wave, smile and say hello! Most people are out to see new places, experience new things and are usually happy to meet new people.

Noise compliance

Please be mindful of your noise. Especially between the hours of 10pm and 7am. Some folks are sleeping in these tiny homes, and noise can be a nuisance.

Pet restrictions

Pets are children too! We welcome pets, but they must be under 40 pounds and on a leash when outside your space. Please be good parents and pick up after your fur babies! There is zero tolerance on keeping your pets' potty picked up!

Be Respectful

Please do not walk through other people’s sites. Be respectful of personal space. They’ve paid for that site, so it's theirs for the month!

Deposits

Deposits are required! Deposits are returned within one month of moving out. Please leave your space as clean as you received it. Clean up after yourself. It’s just the basic care of disposing of your trash and leaving the space as clean as you found it.

Vehicle Restrictions

This is a busy place. Maximum vehicle limit is two per unit. No nonfunctioning vehicle is permitted at all. Vehicles must be able to be moved daily or on an as needed basis by management.

Roadways

Try not to block the road for too long. This is a busy complex and you may not park or obstruct the flow of traffic in and around the complex.

SPEED LIMIT

There is a maximum speed limit of 10 mph while driving through the complex.

Prompt Payment

Rent payment is due on the 1st of each month. We believe in grace, so late fees will not accrue until the 5th. A late fee of 15% of monthly rent or $50 minimum late fee will be assessed on the 5th. $25 per day accrues from the 6th until the 10th of the month. So, if you're paying on the 5th or later, please include the late fee. A lock will be placed on individual units on the 10th of each month if payment has not been received by noon on the 10th.

Payment of Rents

There are three ways to that you are able to submit your rent fees. 1) Invoices are emailed to you through the Rover Pass system. You may pay online through this system. Processing fee from Rover Pass does apply. 2) Mail a check payable to G1L1, LP to... please postmark by the 4th to avoid late fees. G1L1, LP 2150 W. Northwest Hwy #114-1041 Grapevine, Tx. 76051 3) drop a payment to Terri inside the Antiques building Rents are due on the 1st of each month and considered late after the 4th. Any invoice that does not have a payment posted, the system will continue to email and text you regarding payment.

Moving out?

Kindly notify us via email at 380Eaglesnest@ gmail.com if you plan to move out next month. We ask that you give us a minimum of 10 days notice. That means we'd like to know by the 20th of the month, if you plan to not stay the following month. This notification will help us to start the assessment of property and refund your deposit in a timely manner.

Laundry Room

The laundry room is for the use of those individuals renting the tiny buildings. Every renter should have a key and the laundry room should always be locked. Please do not allow family members not living in a monthly rental to utilize the laundry facility. Do not leave your clothes unattended. That means do not start a load of laundry and leave. We are not responsible for your personal belongings. Anything left overnight can and might get tossed out.

Tidiness

Keep all of your belongings wholly within your site. This includes everything that you’ve brought with you: this includes your vehicle, chairs, tables, bicycles, hammock, trash and toys. Be a good neighbor and pick up after yourself. As in all things during life, it takes a village, and we want renters that will do their part. If there is an issue, we'll ask you once to remedy it before we handle it ourselves.

Insufficient funds

Nobody likes to hassle with insufficient funds. Please check, check and double check before writing a check to cover rental fee. A fee of $35 is accrued for any returned payments. A late fee will also be accrued because payment of rent will most likely be past the 5th of the month!
