Rules

RV Sites

Residents who own their manufactured home in the Forest Vista community may apply to rent an available RV site.

Pets

Forest Vista is a pet-friendly community.
Pets must be under 40 pounds.
All pets must have up-to-date vaccinations.
Aggressive breeds are not permitted.

Pool & Deck

The pool and deck are open for resident use from May 30th through September 1st.

Move-In & Utilities

Electric service must be set up at least 24 hours before move-in.
Water and sewer are not included in the base rent and are billed 30 to 40 days after move-in.
Applications are typically approved within 24 to 48 hours.

Rent & Lease

Rent can be paid through the Rent Café Portal or with a WIPS payment.
Renter’s insurance is not required.
Ending a lease early is considered a breach of contract. Please contact the leasing team with any questions about your lease.

Maintenance

On-site maintenance is available.
Submit work orders through the Rent Café Portal or by contacting the leasing office.
A resident only needs to be present for a service appointment if an occupant under 18 years of age is in the home.

La Porte is an incredible place to call home and it’s not just because of the bay views. Rich in history, built on community – there is no place with a stronger sense of civic pride. Its close proximity to Houston and the industry that surrounds us, La Porte is an economically sound community that offers great schools, fantastic employment opportunities, and is a great community to raise your family.

Residents of La Porte do indeed enjoy a quality of life that is second to none. Because the workforce is educated, the average household income is higher than in the surrounding area. In fact, more than 81% of La Porte residents have a high school diploma and a significant number have graduated from college.

La Porte residents benefit from an exceptionally low cost of living that is largely the result of its affordable housing stock. New residents to the area have a variety of existing housing options to choose from with additional units always under construction. Area children receive their education from the regionally acclaimed La Porte Independent School District. Plenty of higher education options are available through the University of Houston Clear Lake, Lee College, and La Porte’s own San Jacinto College. Other institutions, such as Rice University, Texas Southern University, The University of St. Thomas, and the University of Houston Central campus are within 30 minutes of La Porte.

La Porte residents place a premium on their leisure time. The City offers over 240 acres of golf course and park space, 6 public pools, and a number of major recreational amenities. Sylvan Beach Park, a historical landmark in La Porte, and Seabreeze Park provide residents the opportunity to enjoy the pleasures of Galveston Bay within minutes of home. Other opportunities are available along the Bayshore, including Bay Forest Golf Course. The course is considered one of the finest municipal courses in Texas and is often the site for regional and statewide tournaments. Still other significant areas of interest are available in neighboring areas like the San Jacinto Monument, the Battleship Texas, numerous museums, and NASA.
