Rent and Refunds

All new Guests will be charged full months rate for the first month and will pay rent again 30 days from the booking date. During the second month, guests will be prorated so their rent is due on the first of the month after proration. b. All rent must be paid in full on the due date. There will be a late fee of $50 on the 3rd and $10 daily thereafter until rent is paid in full. Partial rent must be paid by 2nd of the month at the latest to have an option to pay balance with late fees. Any RV that does not pay site rent by the 3rd of the month will be subject to removal from our property at their expense. c. Rates are based on 1-2 adults and children 16 years or younger. Please Inquire about rates for more than 2 adults or children 17 and older. All guests must register upon arrival at the RV Park. The responsible, registering guest must register all persons in their group including any extra visitors who may arrive at a later time. Damages of any kind caused by visitors of a registered guest at the park shall be billed to the registered guest. d. If you receive a weekly or extended stay rate, no refunds will be given if you leave early. Your deposit on an extended site is a security deposit and will also be used as an electric deposit after you move in to your site. Reservation is viewed as a “two-way” agreement. We hold the space, which you have reserved, turning away all future requests in return for your payment. Customers will have 24 hours after making a reservation to cancel their reservation for a cancellation charge of $50. No refunds beyond the 24 hour cancellation period. No refunds for reservation fees less than $50. Security deposits are put down to hold a site and if you choose not to take that site after putting a deposit, then the deposit is not refundable. Security/Electric deposit will be refunded in full once the site is vacated and left clean and the account is paid in full. e. There will be no refunds of rent for early departure or for guests who fail to follow park

Facilities

a. Speed limit is posted at 5 miles per hours and is strictly applies. The second warning will be a notice to vacate. b. All RV’s must exit using the rear exit at the park. c. Quiet hours are from 10 PM to 8 AM. d. No carpets covering grass are allowed. No clothing lines, cigarette butts on the ground are allowed. All trash must be taken to the dumpster without exceptions. No outdoor fences or kennels are allowed at the park. We will charge a cleaning fee of $75 per hour if your site is not cleaned after the second warning and a 3 days notice to vacate for violation of park rules will be served. e. Pavilion, Gym, Laundry, Restrooms, Dog Park and PlayGround are available for use by park guests. When exiting these common areas, please use common courtesy and clean your used areas and dispose of trash in receptacles. Use of all Gym, Playground areas is at your own risk. These areas are for the use of Park guests and visitors only. All minors must be accompanied by adults when in the playground or gym. There are no glass bottles in the common areas. Please note that Pets are NOT allowed in any common areas except for dog park. f. Park Water is not potable or drinkable and should not be used to cook or drink. No car or RV washing with RV Park water is allowed, g. All RV’s must have plates and tags current. Any RV with expired tags will be asked to leave immediately and might be towed away for violation of park rules. Subleasing of RV is not allowed under any circumstances. h. Please make sure the grass area around your site is clear of cable, water and sewer hoses. Landscapers are NOT responsible for damage to these if left in grass. They will not move these items either. i. In case of evacuation ordered by city or county in case of an emergency, all spaces must be vacated immediately. j. Parking area is between meter to meter and each RV site is allowed 1 RV and 2 Vehicles or 1 RV and 1 vehicle and 1 enclosed trailer. Please do not park and extra vehicle on an empty RV site as it will get towed at your expense. Please see below and park accordingly.

Pets

a. Small pets are allowed, but must be kept on a leash and never outside unattended. b. Please clean up after your pet and use a pooper scooper. Do not chain pets outside. Pet owners must comply with all applicable state and local laws and ordinances, and shall confine pets to guest's RV space. All pets must accompany guests when they leave Gulf Coast Five Star RV Park and at no time may be left unattended. guests shall remove pets from Gulf Coast Five Star RV Park upon demand in the event that said pet shall, in any way, disturb other guests.

Guests shall indemnify and hold harmless Gulf Coast Five Star RV Park, its officers and employees from all claims, liability and expenses, including but not limited to attorney and other professional fees, for injury to person(s), loss of life or damage to property arising cause by fire, water, wind, civil strife, or acts of God, Park Owner (or their employees, agents or invitees) and/ or Guest’s exercise of his or her rights hereunder, guest’s actions or inactions regardless of whether such loss was caused by the gross negligence or intentional acts of Gulf Coast Five Star RV Park or its officers and/or employees.

Stayed for the weekend and this is mostly a long term rental facility. The sites are very small and there is zero privacy. The management is wonderful and the park is well maintained, clean and convenient.
