Terms, Conditions & Resort Rules

By making a reservation using this service, there are some things that you're agreeing to. If you don't agree with them, please do not book any reservations using this service. By using this service, you're agreeing that: • You are at least 21 years of age • You'll use it in accordance with the Terms and Conditions • You are making a legitimate reservation for you and/or any other person(s) whom you legitimately represent • All info you enter is accurate and complete Waterside RV Resort reserves the right to deny you access to this service for any reason.

Reservations & No Call/No Show Policy

Reservations--A prepayment of 100% of the total rate with a credit card is required when the reservation is made. There are no refunds after check-in or for early departures. No Call/No Show Policy--In the event your arrival is delayed and you have not contacted us, we will hold your reservation until 5pm the day after scheduled check in. At this point, you will be considered a no show and we will open your site for rental. No refunds will be given for no shows.

Speed Limit

5 MPH within all park property. Please be extra aware of children & pets.

Parking

Each site reservation includes one motorized vehicle. Please do not park any part of your vehicle on the grass. Additional vehicles and trailers are subject to an additional parking fee. Contact manager for overflow parking.

Additional Vehicles

Sites requiring parking for an additional motorized vehicle (ex: car towed behind motorhome) must pay the Additional Vehicle fee at time of reservation or upon check in. There is a limit of one Additional Vehicle per site. Waterside reserves the right to deny parking to additional vehicles.

Pet Policy

Traveling with a furry friend? We are pet friendly as long as these simple rules are followed: • Please make sure to let us know you are bringing your furry friends. • All of our RV sites are pet friendly and there is no fee, but we do limit the number of dogs to two per site. • No aggressive breeds are allowed. No exceptions. • Pets must be on a leash at all times. If tied up outside, they must be accompanied by the owner. Please be sure that the leash is no longer than about six feet in length. • Please clean up after your pet(s), we provide potty bags for your convenience. Stepping in a pet’s deposit ruins the day for others, so a $10 clean-up fee will be charged each time we need to clean after a pet. • Pets need to be good neighbors, not excessively noisy, child friendly and non-aggressive (snarling, growling, jumping toward other people, etc. can scare other guests). If your pet becomes too un-neighborly, you may be asked to leave without a refund. • If any pet demonstrates aggressive behavior toward another pet or camper, you will be asked to leave the campground.

Guest Behavior

Intoxication, profanity, loud vehicles, vandalism and disorderly behavior will not be tolerated.

Parents & Children

You are responsible for the actions, conduct, safety and whereabouts of your children at all times. Children under 14 must be accompanied by an adult and may not be left unattended anywhere in the park. All children under 18 must be on their site by 9:00 p.m.

Visitors

All campers are responsible for their visitors, and if extra visitors are at your site without having registered, you and your visitors may be asked to leave the campground. Maximum of 6 people per site including visitors.

Quiet Hours

10pm to 8am.

Site

Your site is assigned to you & may not be sublet or reassigned without approval from management. Please be responsible and keep your site safe, clean and orderly. No boats, jet skis or boat trailers on your site at any time. No vehicle repairs on site. Do not wash your car or RV in the campground. Maximum of 6 people per site including daily guests.

Site Cleanliness

Waterside RV Resort maintains a neat, clean and orderly appearance. Guests are required to keep their sites free of trash, debris, cigarette butts and other litter. Any non-camping related items must be stored out of public view within the RV. This includes storage bins, tools, car parts, etc. This is a zero tolerance policy. Violators may be asked to leave. Camping related items include lawn chairs, one BBQ, pop up tents and other similar items.

Trash

Please place your bagged trash in the dumpster & close the lid. Do not leave any trash outside your RV. No fish cleaning scraps, shrimp/bait to be deposited in the dumpster.

Sewer & Septic

Texas law requires the use of sewer rings. Help us remain environmentally conscientious and flush only bodily fluids & toilet paper. Absolutely NO disposable wipes, diapers, or grease to be flushed into the sewer system.

Damages

Waterside RV Resort is not liable for damages related to electric, water or sewer hookup.

Motorized & Non-Motorized Vehicles

ATV’s, Golf Carts, scooters, skateboards, skates, bicycles, etc. must stay on paved roadways and not be parked or driven on the grassy areas. 5 mph speed limit in park.

Respect for fellow guests

Be courteous and respectful to your fellow guests. Please follow only designated roads or walkways. Please do not cut through occupied RV sites.

Cancellation Policy

Waterside RV Resort’s cancellation policy is available at www.roverpass.com.

Disputes

Waterside RV Resort reserves the right to refuse service to any party based upon the laws and regulations of the state in which resort services are delivered; all disputes will be settled out of court and/or through an arbitrator if it becomes necessary.

Prohibited Activities

All guests, using this website to make reservations and as a guest at our resort, are bound by the local laws of the property in which they are booking. Waterside reserves all rights.

Agreement

There is no landlord/tenant agreement between Waterside RV Resort and any guest. We reserve the right to terminate or refuse service to anyone.

Sargent, Texas…A Diamond In The Rough

Waterside’s neighbor, the San Bernard National Wildlife Refuge, serves as a major rookery for Pelicans and other native species calling Sargent home.

Bay boats, pontoons, kayaks and canoes docking at Waterside enjoy the protected and smooth waters of Sargent’s endless canals for fishing, crabbing, dolphin watching and sunset cruises.

For adventure, deep-sea fishing, charter services or coastal exploration are just minutes away via the Intra-coastal waterway and Gulf of Mexico.

This RV park is a gem! We stayed here during Spring Break on the waterfront side , and all genuinely enjoyed it ! The RV park is VERY well maintained , super clean and it has a such a welcoming vibe as soon as you pull in ! A very pretty place ! The location is perfect and the property itself is so quiet and peaceful. The owners are very friendly and ensured all of our needs were met . Park host on site ! Fantastic communication from booking , all the way to checking out ! Wonderful concrete pads, well manicured grounds, quiet surroundings, fire pit, WiFi and picnic table provided. Fishing pier on site , several fishing spots on site ,paddle boat rentals down the way , beach access approximately 1.5 miles and a dollar store mall down the road . You can tell pride of ownership exists at this RV resort. We will be back again really soon ! Highly , highly recommended! Wonderful experience!! This RV Resort is a hidden Gem. It's a great place to either relax and hang out or literally walk a few feet and drop a fishing line into the Canal. The owners and camp hosts are wonderful and very helpful and knowledgeable about this area. I would highly recommend staying here.

Small campground where you know everybody. We camped on site 6. We really loved this site. It has a big grassy front yard for our boxer Daisy to romp in. This site backs up to the canal and is large enough to sit up a screened tent for a bug free relax by the canal. Sites are concrete and just barely big enough to fit our 42 ft fifth wheel and dually (must unhook). Water was good with about 50 lbs of pressure. Sewer and electric is at the back of the site. Great 50 amp service and never had an interuption. No issues getting a dish or Starlink signal. My only suggestion for this CG would be to construct an enclosed area to let the pets off a leash to play. Currently there is no place for off leash. There is a Dollar General and a Family Dollar a few miles from here if you need something. We stayed here for two months and will be back.

If you want a GREAT RV park in Sargent, Texas, then Waterside RV Resort is where you want to stay! It is a well kept brand new RV resort with spacious clean and tidy spots. We camped on the canal side and was able to fish off the dock. Tory and Tiffany are the owners who were super helpful with many good recommendations about stores, restaurants, and hospitals. Their manager Doug , was extremely nice and knowledgeable and he was always busy cleaning the area each day! Thank you for making our visit so very pleasant!!!

We loved loved being there! Off the main roads so pretty quiet with nice concrete pads and beautiful palms. A nice breeze always and right on the edge of the water so you can fish right there! The owners Tory and Tiffany were supper nice, even gave us a bbq rib they were cooking when we pulled in kinda late! Close to stores for supplies and the Gulf as well! Highly Recommended!!! We love you guys!!!

This was our first RV trip as "newbies" and Tiffany, one of the owners, was great. Upon arrival she came down to greet us and offer any help we needed. The location is great and there was plenty of space. We really enjoyed our stay and will definitely be returning...SOON! We loved this place. The hosts are great people, the RV parking is concrete, the yard is immaculate, the ability to fish right behind your RV is a big plus. The location in proximity to the beach and inter coastal is ideal. There are some really good food trucks close by if you don’t feel like cooking. Kresta’s meat market/bakery is a must, the homemade bread and cookies are worth the price.

First time there, beautiful park, well kept, large concrete pads, full hooks ups, 30 & 50amp, 5g WiFi but no cable or satellite hook up, air channels only, not a problem for us. Ample firewood for sale. It was a nice relaxing 4 days. We will be back.

Firstly, I must say the Park Host/Owners, Tiffany & Torrie were awesome - very kind with outgoing personalities - you will definitely want to visit again! Hoss, their Giant Poodle, steals the show as he is so lovable and playful. The owners are easily accessible and more than willing to be helpful at a moment’s notice. The Park is newly opened and the owners have done a great job with the design - even down to the small details with lighting. All the sites have full hookup with 30/50 amps and large concrete pads with ample space between each site, sites 1 - 6 are on the waterside, while 7 - 11 are roadside. The park has Wi-Fi available which works great with your electronic smart devices. There is an overflow parking area which I observed was being used for boat parking. Once launched at a local boat launch, you are able to tie your boat up to the bulkhead for convenience in which this canal system is a short distance to the IWC canal. We like waterfront sites as the water is so peaceful and the convenience of fishing was an added pleasure, the park has a grasses game area and a small fishing peer consisting of underwater green lights, we had a great time! This was our first time visiting Sargent, Tx. and everyone we met was friendly - it’s a growing community but still has a small town feel to it - we will most definitely visit again - we had a great time! We will be back to Waterside RV Resort!
