This is a Thousand Trails resort that seems to be mostly full time residents (at least in the full hookup sites). There are three separate areas at this campground. The full hookup sites are grouped together at the main campground near the pool, showerhouse, and recreational room. These are gravel sites, mostly 30amp, and located on a hillside (although the actual sites are level), which can make it difficult to maneuver in or out of some sites. The other two areas are across the highway next to the river. These are larger sites, very level, and easy to maneuver into...but no sewer hookup. A honey wagon is available, but is very expensive so we opted to drive across the highway every week to dump our tanks at the main campground. We stayed here for several weeks at a time between Jan-Mar 2018 in both the main campground and the river sites. We definitely preferred the river sites despite the inconvenience of dumping tanks periodically. The laundry is very well maintained and even takes credit cards. You can monitor your laundry status from your mobile phone or computer as well. The reason for the low rating is that general maintenance has been deferred for a very long time, and it didn't appear there was much effort to improve it. Fences were falling in, large potholes were everywhere, the long term rv's were falling apart and trashy, the mini golf course was falling in and the dog area was just pure mud. The staff were courteous but not that friendly and many times seemed "put out" by guests. We would stay here again if in the area, but only because there are not a lot of other options.
