Cancellation and Refund Policy

1. No Show - Refund will not be granted. 2. Long Term - One month or longer. 3. Reservation with any nights during the months of January - March: Cancellations made prior to 60 days of arrival date will receive a full refund, minus $150 administrative fee. 4. Reservations with all nights during the months April - December: Cancellations made prior to 60 days of arrival date will receive a full refund, minus 10% of reservation. 5. Less than 60 days - deposit may be pushed forward one year from original arrival date, or will be forfeited. 6. If a stay is shorter than original reservation, and less than one month, no refund will be given. If one month or longer, the rate will be adjusted to the appropriate rate type (i.e. daily, weekly, etc.) 7. Credit of the adjusted unused portion of the payment, minus $150.00 administrative fee, will be applied to future reservation within one year of cancellation date or forfeited. 8. Policy subject to change without notice. 9. Refunds for death or extended hospitalization will be reviewed on an individual basis at the Regional level.

Deposit and Payment Schedule

Daily 1. Your credit card will be charged one night rack rate prior to arrival. 2. To make changes to your reservation, please call our Reservation Department at (877) 864-2728 and specify that you booked your reservation online. 3. If a RV/Tent site reservation is cancelled at least 2 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit. Otherwise the one night deposit will be forfeited. 4. If a rental unit reservation is cancelled at least 7 days prior to arrival, an administrative fee of $25 will be charged prior to refunding any advance deposit. Otherwise the one night deposit will be forfeited. 1 to 2 Months 1. One month deposit is due at time of reservation for reservations during January-March. 2. $200 deposit due at time of reservation during April-December. 3. Balance due on reservation start date. 3 Months 1. One month deposit is due at time of reservation. 2. Balance due on reservation start date 4 to 5 Months 1. One month deposit is due at time of reservation. 2. 50% of balance is due on reservation start date. 3. Final balance is due on 1st day of 2nd month of reservation. 6 months or longer 1. One month deposit is due at time of reservation. 2. 50% of balance is due on reservation start date. 3. 25% of balance is due on 1st day of 2nd month of reservation. 4. Final balance is due on 1st day of 3rd month of reservation. Annual 1. Park Model/Tied Down units - One month deposit required for new guests. 2. RV annuals - One month deposit required. 3. Monthly payment schedule is subject to good credit history, and credit card agreement on file. 4. The method of payment for deposit is by credit or debit card. If deposit is made in person, cash and/or check are acceptable.

General Policies

Ended up at this RV park by default when we had major problems at their sister encore resort in Fort Myers Beach. The experience didn't start out great but ended on a positive note. Price: $53 per night full hook up 50 amp including resort fee and tax. Offers Good Sam & Thousand Trails discounts. Reduced rates for longer stays. Monthly stays don't include water and electric.Arrived just before dusk to find the office already closed. There had been mention that this might be the case when their sister site made the reservations but we were told that there would be information and someone to escort us to our site to ensure we had no issues (see my review on Fort Myers Beach encore resort for details of our BIG issues there!). No escort was to be found when we arrived. Checked the welcome box and found that a number of other visitors had pre-made packets waiting for them with info about the facility but nothing for us. To find our assigned site, I had to canabalize a map from someone else's packet in order to navigate to our spot. Assigned spot of D216 A (which turned out to be D2 - 16A...may seem small detail but on these tiny maps with poor markings and in an unfamiliar large park it can mean a great deal) was far too small for our 35 ft. Class A rig even though reservation was made as a 40 ft. rig. There was a large tree and a short very rotund palm tree so close that we would not have been able to open our slides had we been able to get our rig safely parked. Additionally, someone had parked a large SUV across the front of the space and none of the neighboring occupants claimed the vehicle or to know to whom it belonged. With the help of a lovely resident who could see our exhaustion, we simply chose another spot nearby the suited our needs...management and planning be damned at this point, we were done. We easily parked and hooked up in space D3-17. Found everything we needed but were surprised not to find cable hookups. We were pleased with the concrete pad...though others around us had badly cracked and buckling ones, ours was smooth and flat and in good shape. Our picnic table had seen better days but it was sufficient for our needs. The next morning we were VERY PLEASANTLY surprised to find a cheerful and helpful staff of two very nice young women working the office. Holly and Rose patiently listened to what we had done and to our tale of woe from the sister site, assured us there was no problem with our having parked overnight in a different site and further assured us that we could stay in the new spot as long as we liked no matter whether it had been booked for someone else or not because of the mess we'd been through. Holly further went on to provide all kinds of great info about what was available to see and do in the area as well as information on shopping and restaurants. She also mentioned that she felt we would likely be so happy with our spot and neighbors that we'd be back to extend our time with them for an additional week at a discounted price. Turned out she was right. We loved it and stayed an additional week for a total of 13 days. We found the park to be appropriately quiet during quiet times and loaded with activity other times. If you like to get involved, this park has plenty of opportunity for that including a great pool. If you like your time laid back, ask for a space back around where we were. Most of the time things are quiet there - except at about 7:14pm and again around 9:15pm when the local dinner train rolls by on the tracks.If you need Wi-Fi at your campsite, the back of the park is not the place to be. Even with multiple servers the signal from any of them is just not strong enough. If you're flexible you can always head to the cabana at the pool or the community areas with your laptop/table and surf. We used our Verizon Hotspot instead with no problems though.We'd stay again if in the area (oh, and be sure to check out the Bald Eagles just up the road if you are in the area - Ozzy and Harriett can be through their eagle cam Notes: if you have a large rig of any kind, be sure your backing up skills are good as these are all back in sites and can be a little tight. Ask for a space larger than you really need.
