All RVs must be self- contained, in working condition and well kept. We accept cash, checks, credit/debit cards. There is a $35 return check fee and a processing fee for credit/debit transactions from $3-18. All names of guests and ID required for all occupants along with a signature acknowledging you received a copy of these rules. Credit card information is not kept unless requested by guest. Check in times daily are 24 hours from arrival time. Nightly, weekly and monthly guests are to pay upon arrival if not booked online. Rates include full hookups, electric, water, trash, sewer. Rent is due 30 days from the arrival date. No refunds on deposits or early departures. Late fee-$25 for each day rent is not paid after 3 days grace period. You will be asked to leave on the 4th late day. This form is not a lease or contract and owner/manager reserves the right to ask anyone to leave upon request for violating and rule or payment issues. Any additional extended stay guests(over2) will be $25 more monthly each with approval from management. Failure to report names and additional extended guests will result in asking you to leave. Children under 18 stay for free. Children must be supervised. Using property spaces with equipment is prohibited. Wildlife is present. Please beware of insects, poisonous vines/allergens. Please respect guest spaces. No illegal drugs or activities, loud music/bass or drunken/disorderly conduct, loud vehicles. Failure to disclose any criminal information to management may result in a request to leave without notice. NO mechanical repairs such as oil changes etc. or hazmat items from employment is allowed at rental spaces. $50 clean up charge will be required if space is not left how it was upon arrival. QUIET TIMES are 9PM-&AM. Please keep spaces neat and orderly. No overnight trash left and use designated areas. No dumping on property and please break down any boxes in dumpster. Additional vehicles or trailers may be designated to be parked in another area. This is an RV Park, not a Trailer Park. Domestic Pets are welcome however, owner is responsible for physical control of pets at all times. Please leash and pick up after your pet and do not leave unattended or in kennel for extensive amounts of time. Barking excessively, unsanitary living conditions or any other issues will be addressed and you may be asked to leave. NO farm animals or additional features that use additional electricity allowed. Only 1 window unit permitted in a single unit (IF original AC IS NON-working). If more than 1 unit is required, and additional $50 a month charge for electric will be charged. Owner/management is not responsible for damaged, stolen, vandalized or any acts of nature or negligence. Lawn maintenance such as mowing, weed eating and weed spraying will be done in spring/summer on a weekly basis and may discharge rocks around vehicles and campers. Please protect children and pets from grass use around receptacles, water spigots and sewer areas. This terrain makes it hard to control all ant populations. Please use additional ant control methods if necessary if monthly application by maintenance does not minimize issues. A pressure regulator, water filter and power surge protector is recommended. Please notify management of any electrical/water issues such as pressure or leaks or any issues with laundry WI-FI or guests. Laundry is free and based on an honor system to guests only. WIFI is available around patio area for work/school use, however gaming, streaming movies or games is prohibited and may result in being blocked on network. A personal hot spot is recommended. Password is for guests only. Laundry Rules- Close door when done, Turn off lights, No laundry done after quiet times. NO GREASERS, SOILED, HEAVY loads. Comforters, towels, jeans, heavy blankets, rugs are heavy items. NO PETS or SMOKING in laundry area. Patio may be used as a common area for grilling as long as all rules are followed and plants are left unharmed. State and county burn laws apply as well as federal laws.
