Deer Springs is a privately owned, pet friendly, RV park located in the Smoky Mountains, 13 miles West of Franklin, NC. We are a small RV park with a focus on providing large sites in a comfortable and unique setting. Our park has been designed for “self-contained RV’s”, and as such, there is no separate bath house on site.  

While we strive to provide a memorable camping experience for everyone, our park is designed with a focus on the more mature visitor.  As such, all guests and visitors must be 18 or older.  

Sites 1-8 have: 30/50 Amp Service, Sewer hookups, at least 1 picnic table, at least one fire ring, private gazebo equipped with prep counter, sink with running water, refrigerator with ice maker, and ceiling fan with light.   You may bring your own firewood or purchase it here at the park.  

Wilderness Loop Sites 11-14 have: 30/50 Amp Service, Sewer hookups, picnic table and fire ring.  Awesome long range views of the surrounding mountains!

Age Restrictions

All visitors must be 18 or older.

Fishing

No fishing in the pond, the fish are pets.

Speed Limit

The speed limit throughout the resort is 5mph

Quiet Hours

Quiet hours are from 10:00pm – 7:00am, and are enforced by our staff. Please be courteous to the other guests staying throughout the site.

Washing RVs

Washing vehicles and portable hot tubs are prohibited.

Firewood

For a $20 donation, which we forward to the local animal shelter, we offer unlimited firewood for the length of your stay.

Maximum Stay

No site may be reserved for longer than 16 days consecutively. If you plan to stay longer than 16 days, you must make a site change.

Lawn

NOTHING is allowed on the grass except lawn chairs!

Pet Policy

All dogs must be leashed when in, or around, the park. Please, do not leave your doggies unattended! With the exception of sites #1, #7, #8, or unless otherwise agreed on, no more than 2 dogs are allowed altogether at any site. This includes dogs that belong to your friends who may drop by to visit. You certify that your pets are up to date with ALL vaccines. Dogs are not allowed at the pavilion. You are ultimately responsible for the actions of your pet. if you have a dog that doesn’t play well with others, you MUST keep him/her inside your RV.

Cell and Internet Service

At this time there is no cell service available in the area, but we have good Wi-Fi in the park, so if your cell phone supports VOIP (most smart phones do) your cell phone should work normally.

Awesome spot. By far one of the best RV Sites we have ever rented. Our site (Site 1) was a large area with a Gazebo, which included a table of four, but also a full size refrigerator. There were two different fire pits and a tree swing, that we sat on in the evening to watch the fire flies. Note, the location of the RV Resort, is in the mountains and with that there is no cell service. The park though offers free wifi, so we simply used wifi to make and receive calls. Jim and Trish were excellent hosts and we have already rebooked for October.

Really nice small campground. Love the area sheltered area where you could cook and wash dishes even if it is raining. It also had a fan with a light that was remote controlled. You had a refrigerator with ice maker and a table with an umbrella. We also had a smokeless fireplace and above us we had a fire pit with a table. Really well kept site. And a nice dog run was also available with toys.
