Windmill Ranch Tulia is a 15 unit RV Park with one Tiny Cabin and one Guest House.

Our park located in Tulia, Texas, which is centered just off of I-27, providing a central location for the Lubbock/Amarillo area. Visitors can look forward to exploring the Palo Duro Canyon, Lake Mackenzie or Caprock Canyon State Park.

We feature 20/30/50 amp electrical boxes, sewer/water connections, internet and garbage receptacles.  Please note our park does not include restrooms, showers or laundry services at this time.  We are a small park with small town feels.

Windmill Ranch RV is undergoing a change in ownership. The new owners are excited to serve you but also ask for your patience during this transition.

Tiny Cabin (#4) & Guest House - Reservations, Check-In, & Guest Fees:

Arrival time is anytime after 3pm. Checkout time is Noon. The code to enter your unit will be emailed to you. Please remember to bring this information with you so you can access your unit. Upon arrival a $100 refundable fee will be held on your credit card. Upon departure, this amount will be released back to your card, less any incidentals, damage to the property, or missing items within the unit. For guests staying longer than 30 days we accept: Cashapp, Venmo, Paypal, Visa, MasterCard, AmEx, or Discover, personal checks or money orders. If your check bounces, please be aware that we will add a $40 non-sufficient funds fee to the amount owing. Failure to bring your account current within 5 day, will result in your unit being locked and you will be asked to vacate the park. Tiny Cabin (#4): Posted rates are based on 2 adults and 1 child. Maximum capacity for this unit is 3 people. Additional adult will incur a $5 per person/per day fee. (2) vehicles per site. 1 dog allowed, unless previously approved by management at the time the reservation is created. Management reserves the right to refuse pets based on size and disposition. Guest House (#13): Posted rates are based on 2 adults and up to 2 children. Maximum capacity for this unit is 4 people. Additional adult will incur a $5 per person/per day fee. Tiny Cabin (#4) & Guest House (#13) - Cancellations:

Cancellations made more than 5 days in advance will receive a full refund. Cancellations made less than 5 days in advance will receive no refund, however we can move your stay to another date with no penalty, as long as your stay is within 6 months of the original reservation date.

RV Spots - Reservations, Check-In, & Guest Fees:

Roll in hours are between 2pm and 9:30pm. Roll out time on day of departure is before 1pm. Rates are based on two adults. Additional adults will incur a $5 per person/per day fee. Kids under 18 are free. (1) RV; and one (1) vehicle per site. 2 dogs maximum, unless previously approved by management at the time the reservation is created. Management reserves the right to refuse pets based on size and disposition.

RV Spots - Cancellations:

Cancellations made more than 72 hours in advance will receive a full refund. Cancellations made less than 72 hours in advance will receive a 50% refund, or we can move your stay to another time with no penalty, as long as your replacement stay is within 12 months of the original reservation date.

RV Spots - General Park Rules:

Quite time is 10pm to 6am. Excessive noise created by guests or their visitors will not be tolerated during these hours. An after-hour disturbance fee of $25 will be assessed for any complaints received on a guests behalf. All RVs must be fully self-contained, well-kept and in good condition. Management reserves the right to refuse service to guests where their RV is poorly maintained. Tenant agrees to carry RV/vehicle liability insurance during the term of this rental period. No tent camping or sleeping in vehicles outside of the RV. No sub-leasing is allowed. All water and sewer lines must be free from leaks. Any leaks must be reported to management right away. For short term guests staying less than 30 days: No running of outside water hoses will be allowed. Guests staying longer than 30 days, will need management approval for outside RV water usage. Smoking is allowed within your site area, please be respectful and properly dispose of all butts. No discharging firearms or fireworks within the park. No criminal or drug related activity will be tolerated. No open fires are allowed. Outdoor cooking/grills are permitted. No clotheslines, rugs or other outside mats allowed; no fencing of any type or erected barriers. No dog kennels, pens or runs will be allowed. Do not hang outside signage or post any type of lawn signs in the RV Park. Dogs must be on a leash at all times, and be supervised at all times while outside your RV, they cannot be left unattended. Pick up your pet’s waste and dispose of it properly. Noisy pets will not be tolerated. Tenant agrees to pay for any damage that their pet incurs to the park. Park your vehicle within your assigned site only, please be respectful of other guests areas. No repairs or washing of vehicles/RVs allowed. Fees to repair guest incurred damage to park property will be passed onto the tenant noted in this reservation.. Please report any problems to park management immediately. For emergencies dial “911.” Willful violation of any rules will result in termination of tenancy and and your electrical box will be locked.

We need a refund. Paid online for #11. When we arrived there was a chain link fence laying on it and no water. Called the contact number and the previous owner gave us the new owners number. Called the new owner and got a response 5 hours later. By then we had already relocated to a nearby RV park.

Campground Response

We sent an email on August 2nd which contains our check in process and park host information - they are located across the road from the park and are always available by knocking on the door, phone or text. Unfortunately this guest experienced some issues upon arrival, and was messaging our off site phone number, instead of the park host. Their issues could have been remedied immediately had they used the contact info in the email. It is true we are new owners to this RV park, and we are still in process of cleaning it up and remodeling it. But the issues mentioned should have been directed to our park host.

Small, Quiet place to spend the night. well grassed and spacious lots. Uses town sewer so no issues with dumping tanks and rinsing out while there. Spoke to the owner on phone and he was very nice and cared about making sure we were happy.

Windmill RV park is great for a few nights stay if you need to stick around northern Texas and not be in the “crowd” . It is a very laid back spot With all electric, water & sewage. I would recommend a brighter sign as we were not sure we were in the correct area when first driving up. I’m sure a lot of things could be done to “ brighten “ the place up but it is as stated. A spot to stop. We were given Passport to American pricing.

Our stay went without any problems. All amenities stated in the ad were there and working without an issue. We tried calling the owner, we left a message, but he didn't return our call.

Scary. I did not stay there. I did not feel secure. Junk lying around, low hanging wires, non-landscaped yard. Looks like it may be best used as temporary or permanent trailer park for transient workers.

Unfortunately we have no control over the way people feel or how they stereotype our town or facility. Talked to this potential guest over the phone and he seemed very unnerved by all the Hispanics staying in the area. (Tulia is a very safe small west Texas farming town with a large Hispanic population) Our park is a small facility located in a very safe area next to the elementary school. The facility has several RV spots with essential amenities for RV camping. It provides a safe cost effective solution for folks traveling through. We are not a resort. We do have an area designated for maintenance where we keep some equipment and utility trailers. RV area is approximately 75 yards from the maintenance area. Grass is mowed regularly at RV spots. I believe this persons feelings were based on personal prejudice. However, we are sorry this person was “scared”.

This RV camp was not what I had expected. Upon arrival my first reaction was “where is it”. Windmill Ranch is just RV slots to park your rig. There are full hookups but nothing else. One has to hall out your trash, no trash bins are provided, there are no restrooms or anything else. For the price of $35 per night is you are not passport America is way to expensive. With that said, John was very kind and understanding to my issues. He made every effort to be sure I was taken care of. I would stay there again, but only at passport America price.

Thanks Rebecca. Sorry about the trash. I forgot to tell you that we have a dumpster system in Tulia. Guest can throw away trash in the dumpsters located in the alley. They do that because trash bins get blown around in the West Texas wind. We are considering a price change. Thanks for the feedback and hope you stay with us again on your next trip.

Great spot. Great space between campers. John was very courteous. Trouble with WiFi but he tried to fix ASAP. Highly recommend for a quality peaceful stay
