Cancellation Policy

Cancellation of a reservation 14 days or more prior to arrival will result in a full refund minus a $50 processing fee. Cancellation of a reservation after 14 days will result in loss of deposit.

Pet Policies

-Resort is restricted to no more than two (2) pets per site, unless approved by management. -Dogs over 40lbs shall not be allowed, unless approved by management. -Barking dogs shall not be left unattended. -A short leash must be used when walking your pet. -Pets on your individual lot must be under your complete control at all times. -Pet fencing shall not be permitted on any lot. -Guests must immediately pick up pet waste to include waste on your own site. Failure to comply will result in a verbal warning. Any further violation could result in discontinued stay at the resort.

Pool and Spa Policies

-Pool and spa hours are from 9am to 9pm. -There are NO LIFEGUARDS ON DUTY at any time. -Absolutely no glass of any kind on the pool deck. -Smoking is prohibited on the pool deck. -Children under 14 must be accompanied by an adult at all times on the pool deck or at the activity center. -Children under 18 are not permitted in the hot tub. (Strictly enforced) -No baby diapers are allowed in the pool. Little swimmers or appropriate swimwear must be worn in the pool. -Only valid guests are permitted to use the pool and spa with approval from management. -No running on the pool deck. No jumping or diving in the pool. -No pets are allowed on the pool deck. -Children under 18 must only swim in the area designated for children. (Strictly enforced)

Resort Policies

-All renters, including those on owner's sites, must check-in at the office (no contactless check-ins). -No parking on the grass, street, or vacant sites (additional parking is located by the activity center). -Late check-ins after 5pm must be escorted to their site. -Two adults and two children are allowed per site. Additional adults and children will be charged $25 per person. -RV's must be situated on the lot, so as not to impede the irrigation system and landscape maintenance. -Signs, banners, or yard decorations are prohibited. -No privacy screening or fencing shall be permitted on any lot. -Please respect the animals, trees, and landscaping in the resort. Please do not feed the animals or waterfowl. -Clotheslines and other attachments are not allowed. -Do not place grills, hazardous, or damaging items on the plastic picnic tables. Any damage to the picnic table(s) will be at the expense of the occupant. -Wood fires are prohibited on individual sites. Propane gas grills and gas fireplaces are permitted (do not place these items on the plastic picnic tables). There is a large community fire pit with wood provided for our guest’s enjoyment. -Quiet hours are from 10pm to 8am. Quiet hours are strictly enforced and repeat violators may be asked to leave. Disorderly conduct, offensive activities, or nuisances will not be tolerated. -Bright exterior RV lighting is not permitted throughout the night. Please be mindful of others around you when choosing an exterior light source. -Sites are to be kept clean and neat at all times. -No open storage permitted under RV's. -The use of sidewalk chalk is not permitted. -Children under the age of 13 must be accompanied by an adult on resort property after 8pm. (Please do not allow young children to freely roam the resort, as many vacant lots are privately owned). -NO FIREWORKS or FIREARMS may be discharged on the grounds of Vista Green RV Resort.

Resort Regulations

-All RV's must be RVIA approved and a minimum of 27 feet in length. RV's older than 10 years are subject to approval. -Vans, pop-ups, and truck campers are prohibited. -Tents, portable rooms, hybrids, or portable screened enclosures are prohibited. -Parking lots are provided for additional authorized vehicles. -Tow dollies and trailers may be stored in a designated area with the approval of management. -Boats and watercraft may be stored in a designated area with the approval of management. -ATV's or dirt bikes are not allowed on resort roads or lots. They may be stored in a designated area with management approval. -Golf carts are allowed within the resort. You must provide a certificate of insurance to resort management in order to operate within the resort. Golf carts and motorized scooters must obey the speed policy in the resort. Only licensed drivers are permitted to operate the carts in the resort. -All guests (2 per site) must stop in the office and provide their name(s) before visiting each day. Speed limit within the resort is 5 MPH

Aug 6-Sept 10, 2022. Married couple in their 40s with two small dogs. Live and work FT in our 2021 42 ft 5th wheel. Their website is set up to deceive. REGARDLESS of what the map on their website shows only sites 1-22 are actually completely finished. They are the beautiful sites with the stamped concrete and rolling lawns you see in the picture. These sites are all OWNED. Not by seasonal campers but by seasonal owners/residents. You will not get one of these spots if you call to book a spot. Sites 23-32, 39-51 and 78-83 are mostly finished but they are not the beautiful sites you see on the website. They are still working on getting some of the lawn and sprinkler systems installed. Some of these sites are also owned. The A pull through sites are finished and long but very skinny. Sites 32-38 are in swamp every time it rains even a little. We ended up in site 35 you can see the pictures yourself. The rest of the sites do not exist. We had booked a pull through, but when we got there we were told that they are not guaranteed and they were all full. I was not told this could happen on the phone, when I paid in full in April. We were then told we would be going to spot 29. However, there was someone in 29. The person taking us to our site looked around and said-I guess 35 is open. Take that. The pipes for the irrigation system were not even buried yet. When I went to complain I was told a variety of things. We were told we could be moved to one of the pull throughs in a few days. But we were already set-up and would have had to move on a workday. We declined. That was the only offer of any type of correction or compensation or apology. We were not offered any refund if we left or we would have. A few days into our stay they buried the irrigation pipes by hand. However, one of the pipes must have been broken or leaking because the site became a swamp every night. It rarely dried up. The pool and the community room and area is BEAUTIFUL. However, if you are not an owner you will get dirty looks and snotty comments if you attempt to use them. We gave up. There is only one community fire pit that is right in the middle of all the owner lots which was very uncomfortable. The website says there are activities and get togethers but we never saw or heard of any. Maybe they were only for owners? It has been 17 days since we pulled out and today I got a text telling me I owed them for electric. I paid a total of 1495 for 35 nights and now I am also being charged for electric. We were not aware that this was not included in the 1495. The area and the weather were both beautiful, but we have never been so happy for a moving day. We have been all over the country and never found a place where we felt legit scammed first by the website but then by management acting like it was normal that we should pay that much to be in a swamp and we should not believe our lying eyes. This was a negative experience and you could not pay us to stay there again.

Map shows how the resort looks maybe in 20 years, stayed there and only 1/16 of the sites are there. Still under construction, new sites are bare, no landscaping.

Great Place to stay for motorhomes and 5th wheels, travel trailers are really not accepted well here.
