Rules

Arrival/Departure Time and Cancellation:

Arrival time is 1:00pm-5:00pm; departure time is 11:00am. For Nightly guests, cancellation must be received by 7 days prior to arrival for a full refund. Weekly and Monthly guests must pay in full up front. Refunds will not be issued for early departure. No exceptions.

Quiet Time:

10pm-8am. Please be considerate of others. No loud music at any time. Quiet time is strictly enforced by on-site security/management.

Check-Out Time:

11:00am. If you plan on staying longer, the earlier you re-register, the better your chance of keeping your same site.

Alcohol:

Alcohol consumption is permitted for all campers over the legal age of 21. When consuming alcohol on property you are liable for your own safety and the safety of others. Do not drive on property (including golf carts or bicycles) after drinking. You are also liable for any destruction caused by you or your party. Please respect your neighbors and limit noise while consuming alcohol.

Respecting Other Campsites:

Respect social distancing and please do not cross over occupied camp sites.

Respecting Other Campers:

Remember the Golden Rule and treat other campers the way you would like to be treated. Use of hate speech/hateful acts of any kind are absolutely prohibited. Degrading comments about things like race, religion, culture, sexual orientation, gender or identity will not be tolerated.

Speed Limit:

Please maintain a speed of 5 mph or less throughout the property.

Septic:

These materials won’t decompose, will fill the septic tank and plug the system. Resulting in a backup & potential overflow into your home. NOT OKAY- Items that the Septic System CANNOT handle & will not decompose quickly. Grease- This is extremely harmful to the system & will cause a backup very easily “Flushable Wipes”- even though they say flushable, these are not good for septics Disposable Diapers Coffee Grounds, Egg Shells, Nut Shells Cigarettes Cotton Swabs/ Q-Tips Paper Towels Toys Sanitary Napkins, Tampons or Condoms Proper Disposal of Grease: Let the oil or grease cool and solidify. Once cool and solid, scrape the grease into a container that can be thrown away. When your container is full, place it in a plastic bag to prevent leakage and then throw it in the garbage.

Sewer

Your sewer hose must be fastened at both ends using a connector or a rubber donut.

Children:

Children under age 17 should ALWAYS be under the direct supervision of a parent/guardian. Children should never be left unattended. We are not responsible for their safety or welfare. You are solely liable for their behavior.

Pets:

Well-behaved and vaccinated pets are welcome but must be on a leash when outside your vehicle or attended in the designated fenced off-leash pet area. A two (2) pet maximum is allowed per reserved lot—no exceptions. Always clean up after pets. Do not leave pets tethered or in a pen outside when you are absent. No pets other than service animals are allowed in the office or laundry. Owner is responsible for their pets and their actions. The following dog breeds are not permitted on property: Pitbulls, Dobermans and Rottweilers (or any other breed not permitted due to local law)

Trash:

Trash dumpsters/cans located on property are for personal trash only. All trash must be bagged & tied and PUT INSIDE OF THE DUMPSTER OR CANS (WHICHEVER IS PROVIDED). DO NOT leave trash outside by your RV. Sites are to be kept clean and orderly as determined by management. There will be a fine of $25 for any trash not appropriately put in the dumpster, left on doorstep, etc. Dumpsters are for household garbage only, any large items like mattresses, furniture, etc. left outside the dumpsters are subject to a $200 fine. These large items should be taken to a landfill or removed by a debris removal service.

Laundry:

Please leave the laundry room as you found it. Do not leave laundry unattended. You are responsible for your own property—the park is not responsible for lost, stolen or damaged items. If machines are in need of attention, please notify the manager immediately.

Cleaning of Vehicles:

Washing vehicles in the park is prohibited, however, keeping your RV clean and in good repair is required.

No Fireworks Allowed. No Open Firearms Displayed.

Use of any open flame device besides grills in public areas, toxic chemicals, or any other hazardous equipment or supplies in the RV Park is prohibited. Ground fires or fire pits on property are prohibited.

Septic:

Tampons, sanitary napkins, disposable wipes, disposable diapers, paper towels, or other foreign objects should NEVER be flushed.

Fires:

Fires in general are permitted unless prohibited by local ordinance when fire danger is present. When lighting a fire, please treat it with respect and extinguish it completely before going to bed.

Parking:

One vehicle per campsite (additional vehicles are permitted for a small fee upon request). Boat/trailer parking is available for a small fee upon request. Please park parallel to your RV out of the main drives.

Soliciting & Peddling:

Commercial soliciting, peddling or selling within the community is strictly prohibited and it should be reported immediately to the community manager.

Do Not Hang Things From Trees/Picnic Tables:

Please do not tie ropes, chains, or leashes, including hammocks, tents, clotheslines, etc., around our trees or picnic tables.

Conduct:

Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated on property.

Ejection:

These park rules were created with the health, cleanliness, legality and welfare of all in mind. Any violations of the rules above are grounds for dismissal from the park.

Refunds:

If for any reason you are asked to leave at time of registering in at office or choose to leave early, no refund will be given.

We've been staying here since November 2022 and we love it💕 So much that we plan on staying here now until November 2023. Everyone is very nice, Management is great. They have the best hospitality and are always here to help and answer questions. Bathrooms and Shower are always Clean and New Laundry mat Machines are very clean. the Clubhouse is nice for Movie nights, games and Puzzles. We would recommend Village Pines RV Campground to anyone looking for something a little out of way in the forest. Pretty Quiet most of the time and large Private Spaces. Happy Camping! 🚙🏕️💕💕💕

We really liked this place. It is calm, quiet and the owners are really nice. We spent our weekend near to Rainbow Spring with the whole family, including grandma, and the place was nice, secure. Great if you are planning to go to the springs (Rainbow). The most important is that the owners and people in charge are REALLY REALLY NICE. Thanks a lot!

Great, quiet, campground with spacious and tree shaded sites. (A rarity in FL). Everything is well kept and clean. Our hosts Grant and MaryAnn were warm and welcoming. We have already booked our site for next winter

Follow up to previous review, the water there is brown. We had to empty the fresh water tank, and flush everything to get rid of the brown. Even the toilet bowl had brown water and scum in it. Fortunately we used a brita for drinking water.

Easy parking in the front of the campground. The owners/managers are very helpful and friendly. There was a bit of road noise but that is to be expected at a convenient location and it didn’t bother us at all. Great stay.

Host staff were friendly and met us at the entrance to take us to our site. The park has mostly long time campers. All set up for long stays. We never did find the trash bins. We had to take our 3 day trash along when we left. No store could have been a problem. We were well stocked with our supplies. Doubt we would return.

The site is pretty enough, it was big and had trees for shade. The only real issue is that it’s more of a trailer park than a campground/RV Park. They TRY to separate the two-but there are a lot of people living in the camper half. Unfortunately, we were across from a family with kids that screamed all day and wouldn’t leave my dog alone. The bathrooms were clean though. The WIFI advertised is extra, and not very good according to the lady that checked us in-so don’t bother with it. Other than that it’s ok enough Park about 20-30 mins from local attractions.

This is an older campground and is in very good shape. The managers were very helpful and nice. We were only staying for one night but would not hesitate a longer stay. Shower house clean and water hot. Very hard water... But this is Florida!

By far the friendliest host and residents. Super rustic, don’t expect a red carpet. Very quiet. Sites are large. Remember it’s rustic and you will not be disappointed!

My wife and I stayed here for 4 weeks had it not been the only place available in the Crystal River area. The lot was #52 and pretty level but filled with stone pebbles that constantly tracked into our RV. We had full hookup and grateful we did as the locals used the restroom for their "smoke break"! The restrooms were closed off for a few days as the toilets wouldn't flush at all. The manager said this has been a recurring issue. "Fix it!!!" The park is 90% filled with full time residents that love to have trash and "stuff" lay around their mobile homes and house trailers! They advertise wifi, But,,, you have to pay additional for it! No television stations available unless you have a portable satellite dish and then it's spotty with all the trees and moss overgrowth! The managers were always nice and apologetic! Not a fan of this place overall! I will probably look for a campground elsewhere and pay a little more for ""nicer surroundings"! I give the managers a 3 for effort and a 1 for appearance of the park! Joe from Ohio.

We stayed here for a week, and it is one of our favorite places! The manager, Grant, was extremely helpful and very friendly. We received personal attention upon arrival and set up, which was very much appreciated. Everyone was friendly, and the lady who tended to the bath house and the laundry room kept it spotless every day!! We definitely plan to return!

There’s a 55+online home community attached to the park - all well kept mobile homes. The rv side of it - there’s older campers and RVs some looked questionable but all the people there were nice and we had NO issues staying there. We used our hookups - my husband peaked at the facilities and said they looked good. The WiFi and signal for Verizon were TERRIBLE though - so if you need internet or reliable internet this probably isn’t the place to book. Anyways other than that if you want an affordable stay close to Crystal river totally booked with them.

Our little family booked this place last minute, though no reviews, we threw the dice & got lucky. The campground has primarily full time RV residents and 55+ mobile homes. The facilities were clean. Had full hook ups and etc. some of the campers (full time) looked a little bit on the older side but everybody was NICE and I felt 110% safe (were traveling with a toddler so safety is my number one concern). The groundskeeper and manager live at the park and are extremely accommodating. It’s not a luxury RV park so if you’re looking for the glitz and glam - this isn’t it. Wi-Fi is slow - so that’s the only negative I have to say about the property.
