Rocky Bend RV Rental Spot Agreement

This Rocky Bend RV Rental Spot Agreement ("Agreement") is made and entered into on this by and between: Landlord: No Swat LLC dba Rocky Bend Flint River Retreat Address: 2909 Newton Hwy, Newton, Ga 39870 Phone: 229-343-276.

Renter

1. Premises

No Swat LLC dba Rocky Bend Flint River Retreat agrees to rent to the Renter the RV spot located at Rocky Bend Flint River Retreat ("Premises") for Renters’ use.

2. Use of Premises

Guests are allowed to use the Premises with the understanding of using it with common courtesy and common sense. There is a maximum of 10 guests per rented RV Spot.

3. Guest Vehicle and Boat Registration

If registered renters or their registered guests will be bringing extra vehicles or boats, the Renter must notify No Swat LLC dba Rocky Bend Flint River Retreat in advance to obtain temporary passes for those vehicles and boats. All guest vehicles and boats must be registered and display a valid pass at all times while on the Premises. Any unregistered vehicles, boats, or unauthorized guests are subject to removal from the property by towing or law enforcement at No Swat LLC dba Rocky Bend Flint River Retreat’s discretion.

4. Golf Carts

Only golf carts are permitted on the Premises. No other types of recreational vehicles or unregistered vehicles are allowed. All golf carts must display a vehicle pass at all times which can be requested prior to arrival. Requested vehicle passes will be waiting for you at your lot upon arrival. Golf carts must be parked by 10:00 PM sharp each night. Golf carts must be driven only on designated roads at all times. Any damage to No Swat LLC dba Rocky Bend Flint River Retreat's grounds due to negligence is subject to the golf cart being banned. Guests driving golf carts under the age of 16 must be accompanied by an adult at all times on the golf cart.

5. Vehicle Registration and Parking Passes

All vehicles, including the Renter's personal vehicles and any guest vehicles, must be registered prior to arrival at No Swat LLC dba Rocky Bend Flint River Retreat. Each vehicle must display a valid guest pass issued by No Swat LLC dba Rocky Bend Flint River Retreat at all times while on the Premises. These passes can be requested prior to check, and will be waiting for you at your lot at arrival.

6. Utility Trailer and Boat

The Renter is allowed to have a boat with a trailer and/or small utility trailer. These must also be registered with No Swat LLC dba Rocky Bend Flint River Retreat. All trailers/boats must be kept in good condition and appearance. Any boat/trailer that is excessively old, dilapidated, unsafe, or considered an eyesore may be refused or turned away at the sole discretion of Rocky Bend Flint River Retreat management. This policy helps us maintain a clean, orderly, and first-class environment for all guests. The Renter has the right to access the boat landing.

7. Noise Control

No loud or unruly music or behavior is allowed that disturbs the other neighbors. The Renter shall maintain a quiet environment, especially during evening and night hours.

8. Pets

Dogs or pets shall be kept on a leash at all times or confined to the rented RV spot, no free ranging of any type of pet is allowed. If the Renter or any of the Renter’s guests are bringing a pet, No Swat LLC dba Rocky Bend Flint River Retreat must be notified in advance. Any dangerous pet that poses a potential threat to other guests and or renter that is not abiding by the pets rule is subject to not being allowed in the park at No Swat LLC dba Rocky Bend Flint River Retreat’s discretion.

9. Prohibited Activities

No fireworks, firearms, or dangerous weapons are allowed to be used on the property. No killing of wildlife is allowed, and nature must be respected.

10. Maintenance and Cleanliness

For all short term/longer term RV spot rentals, renters are expected to keep their lot and RV clean, neat, and well-maintained to help Rocky Bend Flint River Retreat remain an orderly, attractive, and first-class park. Lots should be free of excessive clutter or debris, and RVs must be kept in good repair, avoiding any appearance of neglect or dilapidation. Please note that any RV deemed excessively old, run-down, or dilapidated is subject to being refused or turned away at the discretion of management. We want our park to be a place guests are proud to stay, with a tidy and welcoming environment throughout. To preserve this standard, management reserves the right to require renters to clean, organize, or remove any items, structures, or conditions that may be considered unsightly or a “sore thumb.” The Renter shall be responsible for the rented spot for the duration of their stay. Any intentional damage to the rented RV spot will result in the Renter covering the cost of repairs and damage.

11. Trash Management

The Renter is responsible for the proper disposal of all trash. A trash can will be provided by No Swat LLC dba Rocky Bend Flint River Retreat. Any Renter or guest found improperly littering in the park or river shall be subject to removal from the premises, a permanent ban from the park for life, and prosecution by law enforcement.

12. Termination and Compliance

No Swat LLC dba Rocky Bend Flint River Retreat reserves the right to ask any registered renters or their registered guests to leave the property at any time if it is determined they are not adhering to the rule which will forfeit their deposit ans,d any funds given to No Swat LLC dba Rocky Bend Flint River Retreat.

13. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the state of Georgia.

14. Entire Agreement

This Agreement constitutes the entire agreement between the parties and supersedes all prior negotiations, representations, or agreements, whether written or oral.

15. Safe, Family Friendly, Clean, and Orderly Environment

The Renter acknowledges and agrees that these rules are required to maintain a safe, family-friendly, clean, and orderly environment for all registered renters and their registered guests who enjoy the Grounds.
