A “pet” is defined as a domestic animal kept for pleasure. Farm animals of any kind (including but not limited to chickens, goats, llamas, cows, or pigs) are strictly prohibited. All pets must be registered with Landlord prior to residing in the community. To register a dog or cat, Tenant must provide documentation stating the animal’s breed, weight, and date acquired. No pet may be kept on the premises without written approval from management. Pet Limits: A maximum of one (1) dog per household is permitted, or two (2) dogs provided the combined total weight does not exceed fifty (50) pounds. Management reserves the sole discretion to approve or deny any pet based on breed, size, temperament, or perceived threat to the health or safety of other residents. Under no circumstances will pit bulls, or any mix including pit bull, be allowed in the community. Management may also refuse entry to any breed with a history of aggressive temperament. All pets over thirty (30) pounds require Tenant to provide and maintain a current pet liability insurance policy with minimum $100,000 personal liability coverage. A certificate of insurance must be provided to management and kept current at all times. Pet Rules and Requirements: Pets must remain inside the home except when being walked by the owner. Dogs must be on a leash not exceeding ten (10) feet in length and may never run at large. Pets may not be chained, tethered, or tied to any structure, deck, improvement, or fixed object, nor confined outside the home. Tenant must immediately clean up and properly dispose of all pet waste. Tenant must carry appropriate cleanup materials when walking a pet. Excessive barking or nuisance behavior is prohibited. Tenant must comply with all applicable laws, ordinances, vaccinations, and licensing requirements. Any pet running loose may be trapped and removed to an animal shelter at Tenant’s expense. Outdoor feeding of stray or wild animals is strictly prohibited. Management reserves the right to require the immediate removal of any pet that poses, in management’s sole judgment, a threat to persons or property. “Immediate removal” shall mean within forty-eight (48) hours of written notice. Actual injury is not required prior to removal.
