Outdoor Resorts is located on Melbourne Beach, Florida and is a popular spot for an island-styled vacation on a pristine coastline. The nearby Spessard Holland Beach Park and Golf Course are also excellent stops while exploring the area. Visitors can also look forward to the gorgeous waterfront, sunbathing and enjoying the excellent restaurants and bars near the resort. The excellent facilities at this resort make it easy for campers to relax and enjoy a luxurious vacation. Amenities at the park include: a pickle ball court, tennis court, hot tubs, swimming pools, beach access, recreation room, and fitness center. There are also basic conveniences such as water, sewerage, 30/50 amp sites, restrooms, showers, big rig access and pets are allowed. RV sites feature water, sewerage, 30/50 amp sites, restrooms, showers, big rig access and pets are allowed. Sites are also just a short drive from local conveniences like ATMs, convenience stores and small town eateries.
Riverfront may be available upon check in for $20 more per night. If you would like a Riverfront site, please indicate in the special requests box and we will do our best to accommodate.
Cable is available, but you will need to get an adaptor box from the local cable company.

Marc- Andre - sorry for your negative experience. It is suppose to be clear when you book online that you have to arrive before 5 pm. We have in the past offered to stay for "10 minutes'' and have waited 30 minutes or more for guests, so we typically don't offer to wait. We do have appointments, and families to care for. There was actually two days where there were periods without water, and guests were instructed to fill their holding tanks. We hope you will consider us for your future plans! Melbourne Beach's Vehicle and Grounds Guidelines include: - 40 foot maximum motor home length. - Slide-outs are allowed; however, during winter months slide-outs may not exceed 24 inches extended. Slide-outs must be positioned so that they do not extend beyond the original concrete pad on the utilities side. - RV sites may not be changed without office approval. - Observe a 10 mph speed limit and all traffic signs. - RV lots are privately owned. - Fireworks are not permitted. - No open fires - all grills must have legs and are not allowed on picnic tables. - Damaged sites will be charged to the person responsible. - Garbage should be be placed at the curb by 11am daily. - Clotheslines are not permitted. Dryers are located at each bathhouse. - Satellite dishes must be mounted on camper only. - No outside appliances. - No more than 6 people per site. All must sleep inside an RV. - No parking on vacant grass. Only one car and RV allowed per site. - Dumping of effluents of any kind on the ground is not permitted; be sure to use sewerage hookups. - No tents or canopies of any type. - Truck campers must stay attached to the truck while in the resort.
Quiet hours extent from 10pm to 7am.
- Children 17 years and younger must be supervised at all times, and the resort curfew for 17 years and younger is 10pm unless accompanied by a parent or adult guardian. - Children under 12 years of age must be accompanied by an adult at the recreation building, card and crafts room, pools or any other recreation area unless participating in an association-sponsored event. Anyone under 18 years must be accompanied by an adult at the River Club or Owner's Lounge.
Pets are permitted subject to the following: - Only 2 pets allowed - They must not annoy other guests - They must be on a 6 foot leash at all times - Owners must clean up after pets - Pets are not allowed on the beach, in any resort area or the pool areas - Pets are not to be exercised on roadways, and are not permitted on private lots except those of their owner
The following are a few guidelines concerning leisure activities enjoyed at the resort: - All bicycles operated after dark must have lights. - All children under 16 must wear bike helmets. - Skateboarding is not allowed. - Roller-blading is allowed only on the streets from daylight to dark.
The following guidelines apply to making winter reservations at the Melbourne Beach Resort: - A 45-day cancellation notice is required. - All reservations require: $100 for less than a month, $150 for one month and $300 for two month or more. - Specific sites cannot be reserved. - Guests must have a departure date to confirm reservations. - All rates include: water, basic cable, sewerage and electricity. - All rates subject to change without notice. - All rates subject to a sales tax. *Summer reservations require a 3 day notice for cancellation, otherwise one night would be billed to your credit card.
