My wife, 2 dogs and myself stayed for 5 months from June-Oct 2023. TLDR: nice park and features but owner not present much of the season and allows dog aggression and enforces rules arbitrarily, banning us from returning for asking that aggressive dogs be kept on leashes as per written rules. First the good: beautiful area and some nice views to be had from the rv park itself. There is a meadow at the bottom of the park, but this is to be filled with new sites next season. Below the meadow is direct access to public land with the lovely Little Colorado running closeby. The park residents are generally long-termers who leave their rv for next Summer season (park closes 30th Oct. yearly) and most of the residents are very nice. There are communal areas that are above and beyond what most parks offer: a kitchen that can be used by guests, dining room and living room for movies. Guests have a lot of joint activities such as: arts and crafts room and activities, regular card games, movie nights, singles nights and frequent pot lucks. Laundry machines and dyers are free of charge. The bad: the owner leaves at the start of the Summer season for months every year leaving no staff, just volunteers in charge. This year was 3 months right at the start of the season, leaving "everyone is in charge" as guidance for guests. This leaves a couple of volunteers in charge who do a great job but do not enforce any park rules. After a while it became apparent that LInda (the owner) gave separate permissions that break written park rules arbitrarily to some guests. Apparently this is normal as other guests have told me. I put in a complaint to Linda about an aggressive dog that charge our dogs and nipped my wife's ankles (3 dogs off leash and one very dog aggressive). This was not a problem for Linda and it turned out she gave just these dogs permission to be off leash in the meadow, requiring others to announce to the owners of said dogs that the guests wanted to be in the area so the dogs could be controlled, essentially asking permission of aggressive dog owners to use the communal area. To make things worse, another guest - Jerry - had 2 large dogs off leash in his 'yard' behind a tiny fence that would not hold the dogs. Jerry told me and other guests that one of his dogs was very dog aggressive and this dog of his had put him in hospital. When I did complain about this as this almost certainly seemed like a dangerous and potentially illegal situation, Linda did at first apologize, but then Jerry lied and said I had remembered it wrong. Later it was confirmed by another resident that Jerry had told the same story. Sad state of affairs since he was a NY cop for 20yrs and didn't even stick to leash laws for a dangerous dog himself. In the end Linda banned us from the park and told us it was because we complained about aggressive off leash dogs. Several residents, such as Jerry, also told us Linda was vindictive. Oh, and the owner did not provide us with a contract, refused to give a receipt as well.
