General Policies

1. We have both premium (generally corner sites) and basic sites at our Zephyrhills RV resort, available for rent at daily, weekly, monthly and seasonal rates. Seasonal and annual occupants are subject to background checks at a nominal fee. 2. Move-in specials may be available for new seasonal and annual park model owners. Call office. All of our sites are roughly 2,160 square feet with 50-amp full service. 3. We encourage you to reserve your site early. Although we cannot guarantee sites, we will work with you to try and fill your specific requests. 4. Daily & Weekly Reservations require a one night deposit. Must be cancelled by 4:00 PM two days prior to your arrival date. 5. Monthly Reservations require $95 deposit. Must be cancelled at least 30 days before start date. Failure to do so will forfeit deposit. 6. Seasonal 6 Month, 7/5 Month Storage Reservations require $195 deposit. Must be cancelled at least 30 days before start date. Failure to do so will forfeit deposit. 7. Annual Reservations are one year lease on anniversary date. 8. No refunds for early departure. Nominal fee of $35 for processing all cancellations of reservations apply.

This is a 55 or older park but the age is closer to 70 to 80 year old park. There is a lot of people that are very set in theirways. IE: The management or some residents do not like dogs but because a lot of RV'S travel with pets and management is money hungry and only money hungry they changed their NO DOG rule a couple years back. Dog are not welcome here!! There are a lot of rules that are not said to RV'S before living here. NO dogs really tolerated in park, NO laundry to be out on sunday. NO ride a bike with dogs because it causes other dogs to bark. NO going faster than 10 miles an hour IE: bikes, bikes being pulled by dogs, golf cart etc. Being here for 4 months the residents do not like persons of other then white. Very few children in park and are subject to be watched closely. Management and park residents have no time for them. Rating for this park is in question! !! Campground Response

Morningside RV Estates is an upscale 55+ extended stay RV park. We are proud to say that we treat all of our residents equally and are proud to be a very clean, friendly, and active park. Visitors will find full-time, seasonal, and transient sites. The property is a gated community that takes the safety of our residents as a high priority. There are 10 MHP speed limit and STOP signs installed for our visitors' protection to be observed whether in a car, golf cart, or on a bike. In addition, our property is dog friendly and even has a dog run. Laundry can be hung out behind units on an umbrella rack, except on Sundays and holidays. Children are welcome and are supervised by the resident they are visiting. Most everyone loves to see children, in the park, because it reminds them of their grandchildren.
