The Miracle RV Park is located in the beautiful and historic town of Tucson, Arizona and is a great spot for an adventurous southwestern adventure. Campers can look forward to a number of excellent local attractions such as the Arizona/Sonoran Desert Museum, Pima Air and Space Museum, San Xavier del Bac, Arizona History Museum and the Museum of Art. For the nature enthusiast, there a number of great spots including the Reid park Zoo, Saguaro National Park, Tohono Chul Park, the DeGrazia Gallery in the Sun Historic District, Tucson Botanical Gardens and Sentinel Peak. Among these sites and parks, campers can go scenic viewing, wildlife viewing, as well as hiking and biking. Campers can also take day trips out to spots like the popular Kofa National Wildlife Refuge and the Coronado National Forest, which is home to a number of ponds and lakes perfect for swimming, boating, canoeing and fishing. Residential Use

Each rental lot shall be used, improved or devoted exclusively to single family residential use. Driveways, patios and rental lots shall not be used for storage. Only authorized vehicles, (one) 1 set of patio furniture and barbeque equipment may be placed in such areas and must be kept in good condition. Yard sales are not permitted without permission of the Management. Trespassing on or through other rental lots or easement areas is not permitted.


Residents must obtain Management’s written approval PRIOR TO making, installing or modifying any improvements, including, but not limited to, sheds, buildings, additions, driveways, trellises, arbors, awnings, screens, poles, parking areas, fences, walls, rocks, plants, landscaping, lighting and all other structures and improvements of every type and kind, including any exterior changes to any RV, space or paint color and/or modifications of the same. One professionally constructed non-wood storage shed is permitted with the PRIOR approval of Management. Resident’s RV, rental lot, and all Improvements must be maintained in good condition.

Quiet Hours and Noise Levels

Except for work or activities authorized by Management, quiet hours are from 10:00 p.m. until 7:00 a.m., Sunday through Thursday and 11:00pm – 7:00am Friday and Saturday, during which time Residents must ensure that potentially disruptive sounds, including but not limited to voices, television, radios, musical instruments, equipment, power tools, etc. shall not travel beyond the Resident’s individual lot.

Visitor Policy

Residents are allowed to have overnight visitors a total of two (2) weeks a year, beyond that a monthly charge of $25.00 per person, per month will be charged. No visitor shall remain beyond one month without submitting an application and be approved for tenancy.


No rubbish or debris of any kind shall be placed or permitted to accumulate upon or adjacent to any rental lot, and no odors shall be permitted to arise therefrom. All lots must be kept free of weeds and debris at all times. Failure to do this will result in the park maintaining your yard at a fee of $10.00 per month, which will be added to your rent.


Conduct which threatens, harasses or intimidates others is prohibited.

Firearms and Fireworks

Loaded firearms and fireworks are prohibited.

Drug or Criminal Activities

Residents shall not engage in, facilitate, or allow any criminal activity in the Community.

Alcoholic Beverages

Alcoholic beverages are permitted only on your private premises with the exception if you reserve the clubhouse you may serve alcoholic beverages, if used responsibly inside the clubhouse only. No alcoholic beverages on the porch or smoking area will be allowed. Management reserves the right to prohibit or restrict alcoholic beverages in the common areas.

Speed Limit

The community speed limit is 5 MPH. Cruising, reckless or unsafe driving is prohibited. Failure to adhere to Speed and Stop Signs will result in administrative action.

Number of Vehicles

A maximum of one (1) RV is permitted per rental lot. A maximum of two (2) additional vehicles are allowed per rental lot, if space permits. NO ON STREET PARKING. Vehicles shall not be parked on any vacant rental lots and shall not obstruct the driveways of other rental lots.

No Vehicle Repairs/Washing

Repairing or performing vehicle maintenance in the Community are prohibited. Washing vehicles is not permitted within the Community. Vehicles leaking oil or fluids are prohibited in the Community and must be repaired off premises.

Maintenance and Landscaping

Residents shall not impede or interfere with maintenance or landscaping workers or volunteers.


To the extent permitted by law, Resident shall Indemnify Owner, its officers, managers, agents, representatives and employees from any claims, demands, lawsuits, actions, costs, judgments and the like asserted against them arising out of the negligent acts or omissions of Resident or Resident’s occupants, Guests, Visitors or invitees.


All garbage and refuse must be placed in sealed plastic bags and deposited in the refuse containers. All boxes and cartons must be flattened, the lid must be closed, and NO refuse is to be placed outside of refuse containers. Except for commonly utilized household items (drain cleaner, BBQ lighter fluid, propane tanks, etc.) flammable combustible liquids or hazardous materials of any nature are prohibited in the Community.

Laundry Room/Showers

The laundry room/shower room hours are 7:00 a.m. to 9:00 p.m. daily. The Restroom/shower room doors shall remain locked at all times. Keys are available in the office for a $5.00 deposit.


Outside clothes lines are not permitted. No towels, swimsuits or other clothing may be hung outdoors at any home site.


No smoking in common areas. We have two outdoor areas that can be used as smoking areas.

Nuisance Animals

Animals cannot be vicious, dangerous, or create a nuisance that interferes with the peaceful use or enjoyment of the premises by others. Dogs and cats must be licensed and must wear identification tags at all times. Pets must maintain current rabies and other inoculations.


No dogs over 35lbs, full grown, will be accepted in the park. All animals must have current tags and shots up to date and records placed on file. No more than two dogs will be allowed. Animals already in the park prior to September 1, 2015 are exempt to the weight limit. Dogs shall be kept on Resident’s lot at all times except when being exercised during a walk, at which time the animal shall be on a leash and walked only in the streets, and any other designated pet walk areas; Please do not walk animals near any common areas. At no time shall a pet be left outdoors unattended. Droppings. Pet droppings must be immediately cleaned up and MUST be placed in plastic bags, tightly sealed and disposed of in trash containers. Any violations of this will result in a $10.00 per offense.


Residents shall undertake all necessary actions to conserve water and prevent waste, including repairing any leaking fixtures, hoses, etc.

Utility/Maintenance Expenses

It is Resident’s responsibility to pay for and maintain all wires, pipes, gas lines, sewer lines or other utility delivery equipment from the point of delivery of the applicable utility, or, if such utility service is provided by Landlord, from the point of entry to the rental lot and/or the Resident’ side of the meter, whichever is closer to Resident’s RV.

We got robbed of our money. We prepaid. When we got to Miracle Ranch they said they had been bought out by another company and would not honor our reservation. Btw, the place was a dump!

Ive lived in this place since 2019. This is a HORRIBLE neighborhood! Homeless and druggies everywhere and they are always wondering into the park. There are multiple drug dealers in the park and tons of drug useres who live here. The management would get complaints but as long as they paid their rent she didnt care until it became an inconvience to her. Most of the people who live here are elderly but kind. The discription on this website is very old and not at all what the park currently looks like or charges or allows. I had to replace my ac and refridgarator when owner refused to update meters through the park and 16 trailers kept having power surgers. Manager tried telling all 16 of us that it was our trailers that were bad not the meters because she didnt want to have to spend the money to replace the meters when she could pocket the moeny instead. New owners just bought the place and are kicking everyone out. We use to have security guards that helped keep the riff raff out but new owners fired literally every one who worked for the park so no one is cleaning the laundry rooms, bathrooms, or grounds and everyones stuff is getting stolen. New owners dont care at all. Said its not their problem. Point is, Spend a little more to be in a nicer and safer area.


They need to plow this place under and start again. It looks like a grave yard for broken down RV’s and trailers. Dogs barking and people partying and singing until wee hours of the morning. We had one guy come to our RV at 5:30 demanding to see a guy named Fred and that he owed him money. Do not book this place just avoid it like COVID-19.

This was the most god-awful place I’ve seen in a very long time. Like truly scary! Old broken down cars in front of and next to trailers, make shift fences, and filthy!! We left immediately.

We really enjoyed our stay there. The people were all very friendly. The facility's and the park was clean. It was quite at night. Close to the places we needed.

Stopped for the night and we’re glad we did. The park is centrally located and although it’s an older park, everything is clean and well maintained. The staff is nice and welcoming. We would return. My star rating is actually a 4.5

We had our first camper van experience here. The facilities are spartan but the the staff make up for it. Small but close to most things.

My husband and I loved this park! It was so clean and well-managed and all the hookups worked great. We spent a ton of time offsite, and liked our spot wasn't super far from some awesome shops and local restaurants. We also canoed a ton; bring sunscreen when you come because you'll probably spend more time outdoors than you expected. It's so pretty here! Will return soon.
