Rules

General Policies

1. RESERVATIONS. We require a deposit/payment with every reservation. We only take reservations over the phone or in person. We accept all major credit cards. one night’s deposit is required for reservations up to 7 nights 20% of total amount of reservation for stays of 8-28 nights $250 deposit required for monthly rates, 50% NON REFUNDABLE upon making reservation. The $250 becomes non-refundable a month prior arrival. The balance of your reservation will be charged to your credit card on the scheduled day of arrival. 2. WEEKLY RATE If six nights are paid in advance at time of arrival the seventh night is free. There will be no refunds , prorate or credit if you have to leave early, no exceptions. 3. MONTHLY RESERVATION Our monthly rate reflects an 18% discount of our daily rate. If you are staying for 2 months or more, the deposit is the same $250.00. At the time of arrival your payment for the month is due in full and a new deposit will be required for the next month. If you take advantage of our additional monthly discount total amount of your stay must be paid in full upon arrival. If you have to leave early there will be no refunds, credit or prorating, under any circumstances. 4. Additional Monthly Discount if you are staying two months or more we offer a $100 discount per month. The full amount must be paid at time of arrival. There will be no refunds , prorate or credit if you have to leave early, no exceptions. 5. Children 12 and under are free 6. Pets. We only allow pets under 30 lbs in RVs, 5th wheels or trailers at the charge of $1.00 per pet per night. We do not allow pets in tent sites or pop ups. Due to insurance reasons we do not allow Doberman, Pit Bull, Rottweilers, Chows, Wolf Hybrids or German Shepherds in our property. 7. Cancellation Policy for daily and weekly reservations. Our cancellation policy is one month prior to arrival. Every cancellation done before one month prior to arrival will have a $15.00 fee and it will be deducted from your deposit. To ensure refund of your payment/deposit if you have to cancel, you must call our office anytime before one month from date of arrival. If you do not call you are still responsible for the balance of your reservation and your credit card will be charged for your balance. To avoid this charge you must call our office anytime before the arrival date to cancel your reservation. 8. Cancellation policy for monthly reservations. $250 deposit required for monthly reservation, 50% is NON REFUNDABLE upon making reservation. The deposit of $250 is forfeited if cancellation is done within the month of date of arrival. For reservations for more than one month an additional deposit will be required upon arrival for the following month, weeks or days which is non-refundable. 9. Cancellation Policy for Memorial Day weekend, 4th of July, Labor Day weekend, Fantasy Fest, Christmas and New Years Break your deposit/ payment is NON-REFUNDABLE in the event of a cancellation you must contact our office a month prior to date of arrival to avoid the balance to be charged to your credit card. 10. Changes to reservation. Any changes to your reservation will be allowed at no charge one month prior to arrival as long as there is availability. Changes done within the month will be considered a new reservation with new deposit. If you are adding days to your reservation based on availability there is no charge. If you have to leave early there will be no refunds, credit or prorating, under any circumstances. 11. Extra People. Our rates are based on 2 people only, if you have additional guests during your stay, an additional charge of $8.00 per person per night plus tax is due at time of their arrival. There is a limit of maximum 4 people per tent site and 6 people per RV site. 12. Check in from 1pm until 9pm. Our office closes at 7pm and in consideration to other campers we will only allow late check in only 2 hours after office hours. 13. Check out 11am All Major credit cards accepted.

Sites are nice and level, crushed coral & well maintained grass around. They're close, but enough room, as everything in Key West is. No reserved sites, but when you check-in, they show you what's available. Best ones are off the front/side street due to traffic and a equipment rental business (front st.), but not bad at all. FHU, good cable, kinda spotty WIFI, but not bad. All back-in, and sites for TT, a few tents, and Coaches. Bathhouse was clean, washer/dryers too. Owners live onsite, and very helpful with anything you need. Picnic table,no fire ring. Huge plus was included, FREE use of the 5 star resort just a short distance from Leo's, Florida Marina Club. Awesome resort on the water, pool, restaurant, bar, beach, ( a bit too far to bike to for us). Not crowded at all during the week, but not bad either on the weekends. We used the KW bus service to go to town, very affordable weekly pass, with a stop right by the CG, ( KW parking is expensive & limited). One of the best restaurants, Hog Fish Grill is a short drive from Leo's for wild caught seafood. Will be our CG in KW from now on. Prices are good for the area, but change for the season or special events. They advertise KW's lowest CG price, not sure of that, but very reasonable for us.
