EASTLAND ELECTRIC SERVICE Review Response Lakeland RV Ranch has been blessed with many wonderful patrons over the last five years of existence, which has contributed directly to a sustained near capacity occupancy rate and a high percentage of people applying for long term stays. The brand as a business in the local community is well received and the “Ranch” has been an active Chamber participant in the City of Farmersville. Those who are closely associated with Lakeland’s operations are proud to be associated with the campus, the visitors, and the management. Countless individuals, domestic and international, have mentioned upon visiting that it is one of their favorite RV Parks to stay at during their extended travels. Unfortunately, often these remarks are made in private and few persons with glowing platitudes take the time to write reviews. However, individuals who oft times abuse their stay or agreements, attempt to influence through negative reviews a business with little perceived recourse by applied restrictions. This review of “reviews” will attempt to address this type of social sabotage. Please read the following reviews of Lakeland RV Ranch carefully by SARAH ANN and JEREMY D PATRICK after the following documented account. Jeremy D Patrick and Sarah Ann Patrick of EASTLAND ELECTRIC SERVICES moved into Lakeland RV Ranch on January 1st, 2018. The couple took one site (E) and a worker (Manny) moved into site (X). After (3) months of living at Lakeland, ownership received an email from Sarah Ann on March 15th (the day they were leaving with no prior notification) that they had found some property and would leave site (E) immediately and also site (X) by the weekend. Ownership immediately refunded their deposit on site (E) and would have pro-rated the month but noticing that the weekly rate + 3 days would have been higher ($425) than the monthly ($390), left the final invoice at the lower rate to benefit the Patricks. Consistent with availability challenges, the sites were immediately rented by others with site (X) having to be unoccupied by 11:00 AM on Sunday the 18th. With most of management away at an out of state memorial service, a call was placed to the owner that those moving into site (X) were on property but the EASTLAND ELECTRIC SERVICE RV occupied by Manny was still in the slot. A call placed to Manny yielded the fact that he had no information on his planned departure. A subsequent call from Manny to the EASTLAND owners resulted in an additional call to the Park owner that they would NOT be leaving since they had paid for the entire month. Ownership apologized but explained that the site had already been rented as a result of documented move out dates confirmed via email drafts submitted by the Patricks. Mr. Jeremy D. Patrick soon called Michele, the owner, with a profanity laced tirade that he had attorneys on retainer and would be unleashing them on Lakeland and its ownership. He was told again that the spot (X) was already rented and he must vacate the premises or be in breach of contract. The Patrick’s then called local law enforcement to report an incident at Lakeland RV Ranch. A Collin County Sheriff called Michele at the Memorial in regard to the “incident” only to be surprised that the Patrick’s no longer lived there and the Park Owner implied in the incident was out of state. Michele graciously told law enforcement that she would give Manny an extra 24 hours to move the RV, however, on Monday the 19th she would have to impound the RV and turn off utilities. This was communicated to the Patrick’s and sadly their 3 months of Park rental came to an end. The Patrick’s subsequently wrote multiple reviews on multiple social outlets to disparage Lakeland RV Ranch. Lakeland has yet to be reimbursed for “theft of services” for the additional 24 hours of utility usage and have yet to receive an apology for those inconvenienced by the “breach of contract” by EASTLAND ELCTRICAL SERVICES and Sarah Ann & Jeremy D. Patrick. Please take the time to drive into Lakeland RV Ranch and speak to anyone who has been on site for an extended period of time, drive across the street and speak to the Park’s neighbors, or perhaps take a moment to peruse the Website and facebook posts on-line. We are confident that this will result in a five-star visit for those who do.

All the listed amenities are either completely false or exaggerated the Wi-Fi is very slow unless you pay for an upgrade for each device. No gym no clubhouse, pond ONLY for adults.Picture shown are correct and the owners property is nice but the trailer park itself is nothing but gravel and smells of sewage. this place was a nightmare and we decided to leave early so the owner decided to change our rate to weekly after we left and mailed me an invoice saying that we owed her money even though we left with two weeks paid in full. there is a laundry room but the owner will go through your laundry and it doesn't work well anyway. I rarely write negative reviews but as a traveling contractor who has stayed at many many RV Parks I have never been so shocked and disgusted at how someone would treat a paying customer. You may have to look farther because Dallas is crowded but definitely do not stay at Lake Land RV Ranch.
