Inn and Out RV Park

Important rules at a glance: Pay site fees on time; observe quiet hours; drive no faster than 5 MPH; keep pets leashed and supervised; use approved sewer and water connections; park only within your assigned site; No generators in the park and contact Management before using restricted appliances, requesting a late check-out, or making any utility repair. 

By signing and dating this agreement, each guest confirms that they have read, understood, and agreed to follow all policies, rules, and regulations of Inn and Out RV Park. The owners enforce these requirements to protect the safety, privacy, and enjoyment of guests. The requirements apply to registered guests and to their visitors, children, and pets. 

By making a reservation at Inn and Out RV Park, you agree to comply with all policies, rules, and regulations in this document. Guests must pay the site fee for their assigned space on time. If the site fee is not paid when due, Management may, after providing appropriate notice, remove the RV from the premises. The guest is responsible for any resulting damage, attorney fees, and costs associated with revocation or removal of the guest or RV. If a guest abandons an RV unit, Management may take possession and conduct a lien sale after providing proper notice. A late fee of $5 per day applies beginning on the third day of nonpayment. 

While Inn and Out RV Park Management and the Owners strive to maintain a safe environment for all guests and their property, Guest are required to have and carry their own private insurance. Inn And Out RV Park Owners, Management or employees are not responsible for losses resulting from fire, theft, utility failure, improper connections, failure to disconnect water during freezing conditions, flooding, accidents, acts of nature or injuries to persons, children, pets, or visitors using park facilities or caused by others on the premises. Guests assume all personal risks in these matters and agree to indemnify and hold harmless the Park, Management, Owners, and employees from all claims by any individual. 

Inn and Out RV Park is privately owned and reserves the right, subject to applicable state and federal laws, to refuse service, deny access, or require any transient guest or visitor to vacate immediately when Management determines that doing so is necessary to protect safety, property, operations, or compliance with Park policies. No refund will be provided if a guest is required to leave for a violation of Park rules or regulations. For any occupant whose stay has established a legal tenancy under Title 41 of the Oklahoma Statutes, the Park will enforce policy violations and terminate occupancy strictly in accordance with the notice and judicial eviction procedures required by the Oklahoma Residential Landlord and Tenant Act. In accordance with state law, the Park will not engage in self-help measures, such as the unannounced disconnection of essential utilities, to enforce a vacancy against an established Guest. 

Guests may check in after 11:00 AM. Site assignments are finalized upon arrival at the discretion of the RV Park Office, so a specific site location cannot be guaranteed. Guests should note their reservation space number and location before arriving. After-hours check-in is available by scheduled appointment only and must be arranged before arrival. 

Check-out time is 11:00 AM. Unless Management has approved other arrangements, guests must report their departure to the RV Park Office by 11:00 AM. Guests must remove all trash and debris and leave the site in the same condition as on arrival. Late check-out may be available depending on the next reservation and costs $10 per hour. Guests must obtain approval by contacting the Office at least one day before departure. 

Quiet hours are enforced to ensure a restful environment for all guests. From Sunday to Thursday, quiet hours are from 9:00 PM to 8:00 AM. On Friday and Saturday, quiet hours extend from 10:00 PM to 8:00 AM. During these times, please keep the volume of radios, TVs, and other equipment low enough not to disturb neighbors. All guests are expected to be courteous and respect the privacy of others within the park. 

A maximum of three pets is allowed per site. Outside the RV, pets must remain on a leash no longer than six feet and may not be left unattended. Pet pens and runs are prohibited. Guests must promptly clean up pet waste and place it in designated receptacles. If Management must remove pet waste, the guest will be charged $20 per occurrence. The Park does not allow Pit Bulls, Dobermans, or Shepherds. Except for certified service animals, pets are not allowed in bathrooms or public indoor areas. A violation of these pet rules will result in a $50 fine. 

Pursuant to Oklahoma law, guests are strictly liable for the full amount of any personal injury, bodily harm, or property damage caused by their pets, provided the incident occurs without provocation while the affected party is lawfully on Park premises. Guests agree to assume full financial responsibility for their animals at all times. To the fullest extent permitted by law, guests shall defend, indemnify, and hold harmless the Park Owner, Management, and Employees from and against any and all claims, liabilities, losses, damages, demands, and costs—including reasonable attorney’s fees and litigation expenses—arising out of or resulting from any action, attack, or damage caused by the guest's pet(s). 

The Park reserves the right to refuse or require the removal of any pet at any time. Verified acts of aggression or any display of aggression by pets will result in expulsion without a refund. If, in the sole judgment of the park, any rule or provision of the Pet Agreement is violated, guests must immediately and permanently remove the pet(s) from the premises. Removal of pets does not relieve guests of any obligations under the lease agreement and guests cannot abandon the lease because they are required to remove their pet(s). 

The Park retains the right to enter the site where a recreational vehicle is located at any reasonable time to maintain utilities, maintain the premises when occupants fail to do so, or protect Park property. In an emergency, or if the occupant has abandoned the recreational vehicle, the Park may enter the RV without the occupant’s prior written consent. For maintenance emergencies within the park, guests must call (580) 853-4387 and should not attempt to address the issue themselves. For all other emergencies, including fire, medical, or rescue needs, dial 911. Non-emergency matters should be handled during office hours or by contacting the same number. Guests must provide a valid phone number so they can be reached for emergency and other important notifications. 

If any utility, water, or septic issues arise after office hours, guests are required to call the office for assistance. Guests must not attempt to repair these issues themselves, as doing so may result in responsibility for any additional damage caused. 

RVs that are older than ten years must be approved prior to site arrival. Prospective guests should call, text, or email the Park with details about their RV and include photos showing all four sides of the RV clearly. If the RV on site does not match the submitted photos, guests will be required to vacate the Park without a refund. Tents are not permitted, and pop-up campers or any RV lacking standard full hookups, such as restroom facilities, are limited to a maximum stay of seven days for sanitary reasons. 

Each site is limited to one RV. Guests may not sublet, rent, or otherwise allow another party to use the site or RV in exchange for a site fee. Occupancy is limited to six people per site, including adults and children. Tarps sheds, hot tubs, buildings, structures, fences, and cages are prohibited. Guests may not hang laundry or use outdoor clotheslines. 

Guest safety is a priority in this privately owned Park. Guests may carry legally registered firearms in accordance with Oklahoma and federal law. All weapons must comply with applicable state and federal regulations. BB guns, pellet guns, paintball guns, air guns, and slingshots are strictly prohibited for use within the park. 

Fireworks are prohibited throughout the park. 

Open fires are prohibited whenever an authorized burn ban is in effect. When no burn ban applies, guests may use approved portable outdoor fire pits. Charcoal grills are subject to the same restrictions, while gas grills are permitted, Guests are responsible for all fire-related damage to their own property and to the property of others. A violation will result in a $50 fine, and or revocation of the site, or both. 

Alcoholic beverages may be consumed only within the guest’s site or designated barbecue area, and guests must drink responsibly. Smoking is prohibited inside all park buildings. Illegal drugs, public intoxication, disorderly conduct, and profane language are prohibited. Any violation will result in immediate removal from the park without a refund. 

The speed limit on all park roads is 5 MPH. A guest cited for speeding three times during a stay will be removed from the park without a refund. Each registered guest is responsible for their own driving and the driving of their visitors. Only licensed drivers may operate street-legal vehicles within the park. 

INN and OUT RV Park uses cameras throughout the property to support guest safety. Management will not review footage for thefts resulting from personal negligence. Guests should secure their valuables. Management is not responsible for lost or stolen property. 

Disruptive, offensive, or objectionable behavior is prohibited. Radio’s, televisions, and other equipment must remain at a volume that does not disturb nearby guests. Guests must respect others’ privacy and may not enter another site unless invited. Personal belongings and vehicles must remain within the guest’s assigned site and may not crowd or encroach on neighboring sites. 

Generators are prohibited within the park. Power plants, window air-conditioning units, indoor floor units, and additional outdoor appliances such as refrigerators require prior approval from Park Management. Approved air-conditioning units and outdoor appliances are subject to an additional monthly fee of at least $75 per unit. Extension cords running from outside to inside an RV may not be used for extended periods without prior Management approval. 

Guests may keep no more than eight personal items outside their RV. For example, one table, two chairs, and one grill count as four items. 

ATVs, UTVs, dirt bikes, and go-karts may not be used within the park. 

Guests must leave their sites cleaner than they found them. The park does not provide individual trash pickup; household trash must be placed in the dumpsters at the ends of the park rows. Dumpsters are for active guests and household trash only. Furniture, appliances, mattresses, and hazardous materials may not be placed in the dumpsters. Hazardous materials must be disposed of in accordance with county, state, and federal law. Trash may not be left outside overnight, and outdoor trash cans are prohibited at RV sites. Violations will result in a $50 fine. Contact the Office for instructions on disposing of large items. 

The fenced-in septic lagoon area on the east side of the property is restricted to wastewater operations, and entry is prohibited. 

State law requires every sewer connection to use a secure, leak-proof adapter. Because the Park operates a septic system, guests may flush only human waste and RV-safe toilet paper and may use only biodegradable septic treatments. Do not flush wet wipes, baby wipes, cat litter, feminine products, grease, diapers, paper towels, hazardous substances, syringes, plastics, or any other material that could clog the system, even if the product is labeled “septic safe. The use of garbage disposal units is not allowed on the property. 

All water hose connections must use a water-pressure regulator and remain leak-free. Because park water pressure is high, an approved regulator is required at every faucet. The park is not responsible for RV damage caused by failure to follow this requirement. During freezing conditions, guests must use a heated water hose or insulated heat tape or fill their tanks and completely disconnect from the water hookup. Site water is for RV hookups only. Any use outside the RV, including washing vehicles or RVs, requires a park water permit and payment of the applicable fee. 

If the Sheriff or Law Enforcement is called due to a disturbance caused by guests, their children, visitors, or pets, management may require the guest to vacate the park without refund at their sole discretion. 

RVs, stairs, slide-outs, and all vehicles must remain entirely within the guest’s assigned site and fully off the road. Parking is permitted only in marked or designated locations. Parking on grass or any roadway is prohibited. Inoperable or improperly registered vehicles are not allowed on Park property. Repairs or oil changes to vehicles are not permitted anywhere within the park. Blocking or parking in vacant sites is also not allowed unless authorized by management. Guests should be mindful of others, particularly those arriving after hours, and avoid behaviors that may obstruct or inconvenience them. Because space is limited, boats and trailers are allowed only if they fit completely within the guest’s designated area. Parking is prohibited on streets, in fire lanes, in empty RV spaces, along fences, and on grass. Vehicles parked in prohibited areas will be towed at the owner’s expense, and each violation will result in a minimum $100 fine. 

Property Damage & Billing: Guests and visitors assume full financial liability for any damage, destruction, or loss caused to a park site, utility hookup, facility, or common area by themselves, their invitees, or their pets. The Park reserves the right to assess the actual cost of repairs or replacement and bill the guest directly. By signing this agreement, the guest explicitly authorizes the Park to deduct these costs from any security deposit or charge the credit card or payment method on file. 

Guests and their visitors are not permitted to engage in vending, solicitation, peddling, or any other business enterprise on park property. This policy is in place to maintain a safe and peaceful environment for all guests. 

Children must be always supervised by an adult. Any child under age 14 must remain accompanied by an adult. Registered guests are responsible for the conduct of their children and visitors. Guests should keep personal belongings concealed and secured, especially when away from the site, because Management is not responsible for lost or stolen items. Management may enter any site as permitted by these policies. The registered guest is responsible for the conduct of all family members and visitors. Management may require a guest to leave without refund of any site fee or deposit for unpaid Park fees, violations of rules or policies, repeated speeding offenses, verbal or physical threats or actions toward others, or deliberate damage to Park property or another guest’s property 

Storm shelters are not open to the public. They are reserved for RV park guests. During a storm, guests must keep their pets under control to prevent them from biting or attacking another guest. The guest will be responsible for the actions of their pets during a stressful weather event. 

Mail service is not available on site; Guests may not use the park as a permanent address. Guests must use a P.O. Box for all mail and packages. 

No refunds or prorations are provided for early departure, whether the guest leaves by choice or is revoked due to violation of park policies. 

INN and OUT RV Park reserves the right to modify these rules and regulations at any time without prior notice because a single set of policies cannot address every contingency. By signing below, I acknowledge that I have read and understood the policies, rules, and regulations of Inn and Out RV Park and agree to comply with them.
