Welcome to the brand-new Sunshine Oaks RV Park, conveniently situated just off of the I-20 and located within the city limits of small-town Waskom, also known as “The Gateway to Texas.” Whether you are rolling in for the night after a long haul or staying for the season, we invite you to settle into one of our 50+ full hookup RV sites and make yourself at home! Enjoy our many brand-new amenities, have a bite to eat next door at Catfish Village seafood restaurant, and if you have extra room on your schedule, explore the area! This region of Texas and Louisiana has much to offer in the way of outdoor activities, entertainment, dining, and more!

Our newly constructed RV park is currently undergoing amenity add-ons and upgrades, but we are open! Be one of the first to experience all we have to offer, and keep a lookout as more facilities and features become available for your continued convenience and enjoyment! From stress-free check-in to a safe, quiet, and clean environment with family-friendly activities, you won’t be disappointed in the least!

Minimum Stay Requirements

A 3-night minimum stay is required on holidays, including Memorial Day, 4th of July, and Labor Day.


No fireworks, firearms, marijuana smoke, guns, paintball guns, CO2 guns, air guns, BB guns, bows/arrows, drones, illegal substances/drugs, dirt bikes, hot tubs, jacuzzis, children's pools, UTVs, and/or ATVs. DEC regulations prohibit the dumping of gray water and/or black water on the ground. Climbing trees, buildings, campers, and/or other structures is prohibited. Do not drive nails or screws into or disfigure trees.

Commercial Video/Photography

You may be filmed and/or photographed, which may be used in advertising to promote the campground and/or its activities. Registering at our campground constitutes your consent for us to use any pictures or videos we deem appropriate without payment, inspection, or review. If you don't want your likeness used, it is your responsibility to remove yourself from the situation.

Rig Length

Your rig length is measured from the tow hitch to the back bumper or other extensions. Our site sizes are based upon this total length.

RV Qualifications

All camping units must be self-contained. No unauthorized park models or mobile homes. No units over 10 years old are permitted in the park without permission from Management.

Sewer/Water Connection

All camping units must have a sewer ring. As per the Texas Health Department, please sanitize your freshwater hose before connecting it to our water system. Place your hose in a bleach solution (1 teaspoon of bleach in 1 gallon of water) for 30 minutes.

Neatness Policy

Seasonals are responsible for the upkeep and maintenance of their site, including, but not limited to, mowing, trimming, weed removal, and maintenance of decks, sheds, and all other camping equipment. Camping units that remain year-round must be washed at least twice a year. No outside refrigerators. Fences are only allowed if absolutely necessary and with Management's approval. Electronic fences are also prohibited.​ Debris, junk, trash, and other unsightly items may not be stored at your site.

Fine Print

Rule-breaking, disturbing others, illegal activity, excessive drinking, slander, libel, defamation, fighting, arguing, threatening, being disrespectful, and/or generally being insufferable will not be tolerated. Sunshine Oaks RV Park is not responsible for any loss and/or injury due to fire, accident, theft, or other reasons. This campground is private property. Any individual found destroying or damaging campground property will be expected to make due restitution. Violation of any of these guidelines, or unreasonable or objectionable conduct, is cause for ejection. We, as owners, reserve the right to make decisions in such matters. The use of any of the facilities is strictly at your own risk. Your entry into the park indicates your acceptance of Sunshine Oaks RV Park terms and conditions.

Nice place for our stopover. As of now, 12/22. This place is very new and under construction. The sites are large which is nice. Would definitely stay here again and I think it will be a very nice park once completed. Thanks for having us ..

This campground is exactly what we were looking for, spacious, beautiful, quiet and just a peace of paradise. We love our stay here and the manager is the best. Everything thing here is ram extremely well and, and I wish this park has all the success that it deserves. I highly recommend the park to everyone.

I was at the Petro in Shreveport and had an issue with my generator and needed to go to a camp for a night or two until I can get into the Cummins dealer. Christian, the camp manager was so helpful he invited me over even though he didn’t have spaces to accommodate my 70 foot long rig. He allowed me to park across six spots. Welcome to me and let me stay as long as I needed. Also offered to take me to the grocery store which was very nice. I would recommend it to anybody. Since speaking to Christian they are now installing a number of very long pull threes to accommodate coaches such as mine.
