We have a soft spot in our hearts for the simple, unhurried life. That is why we are glad to offer you this simple, no frills, cozy haven of rest, just off the beaten path, located a stone’s throw from Abilene, Texas. So, we invite you to slow down and enjoy the simple things in life and the open country with us.

Reservations for nightly or weekly stays are available online. Once you have made your reservation and received a confirmation there is no check-in needed. Just proceed to your site, set up, and enjoy. Monthly rates are available. Just give us a call or text for current rates.  

We have full 30/50-amp hookups with water and sewer. All sites are back-in. Call us for any issues or suggestions at the campground number listed on your Reservation Confirmation Page.

RV Site

RVs should be self-contained as there is no bathhouse, but all sites are full hook up with 30/50/110 amp electrical hookups!

Grass Areas

There is no driving or parking on the grass areas for those staying at the park or their guests. Please keep all vehicles, trailers, grills, boats, tables, chairs, etc. off of the grass and on the site pad. Temporary use of grass areas for meals or visiting is welcome, however, please clean up as soon as possible.

Important Notice

This document is not a tenant/landlord lease agreement and the person(s) staying in the RV park can be told to leave at any time by the owner/management. Management reserves the right to refuse service, limit the length of stay and number of persons or vehicles per site and/or evict any person or party w/o refund. Management reserves the right to have trailers towed at owner's expense if rules are not followed or nonpayment of fee(s). Every person staying at the RV park agrees to abide by these rules.

Rates

$35/night, $180/week, $470/month which includes $100 of electricity and free fast wifi.

Cancellation

If you wish to cancel please call or text the number listed on your Reservation Confirmation Page or create a Rover Pass account to log into your reservation to make cancellations. If given at least 48 hours notice prior to check-in, you will receive a full refund less the $5 RoverPass platform fee. If given 24-48 hours notice prior to check-in, you will receive a 50% refund less the $5 RoverPass platform fee. If a cancellation occurs within 24 hours of check-in, no refund will be issued. If you are reserving a site for monthly rent, your first month's rent is due and will not be refunded upon cancellation.

Further guidelines

Management reserves the right to refuse service, limit the length of stay and number of persons or vehicles per site and/or evict any person or party w/o refund. Park staff are not allowed to work on RV's belonging to guests. Damages: Guests are responsible for all damage or destruction of property and any injury to persons caused by the guest, visitor or pets. Pet owners are solely responsible for any damage done to persons or property by the pet. Be aware of rattlesnakes and other natural creatures. We are not responsible for any personal injury or property damage caused by wildlife. All weapons shall be kept in compliance with all applicable state and federal laws. No discharging of weapons on park grounds.

Fires, grills, tables and chairs

Fires are only permitted in fire rings, grills or charcoal burners on your designated site pad. Please keep your area neat and uncluttered. Deposit all trash in bin at front of park. Keep the grass areas clear to facilitate mowing.

Quiet hours

The RV park is closed to visitors at 10pm. Quiet hours are from 10pm to 8am.

One camping unit per site.

One main camping unit per site. Only 2 vehicles per site. All vehicles must be parked on the designated site pad.

Speed Limit

There is a 10 mph speed limit in the park. Please go slowly when driving throughout this community. There are many children around and the area is quiet and safe.

Pet Policy

Pets must be kept on leash and cleaned up after immediately. No pets left outside if owner is absent from the park. We now have a dog park! Excessive barking will not be tolerated. Rabies vaccination must be current.

Keep Your Site Clean

Please pick up your litter and deposit it into the trash bin at the front entrance. Campsite must be kept clutter free and any items must be on the gravel pad.

As the storybook capital of America, Abilene has a vibrant downtown district with displays and statues of countless storybook characters. The U.S. Army 12th Armored Division Memorial is a wonderful exhibit honoring a unit and those who served in it during World War II.

Travelers and locals alike will find numerous events available at the Expo Center throughout the year. Don’t forget to check out Abilene Zoo, Grace Museum, and Frontier Texas.

Abilene is also home of the West Texas Fair and Rodeo as well as the Western Heritage Classic.

This is amazing place to stay, we have been here for a few months and its quiet. No noises from roads or trains. People here so respectful to each other. When water got turned off due to the freeze they even provided drinking water for the whole park. They do have a washateria and we've never had water problems with pressure anything like that. They will work with you if needed. It's a simple Park but most people that are in RVs don't want something that's fast pace and real noisy. If ever get the chance to stay here I would recommend it. Also they dont have year limit on your rv. Which is a plus when have older rvs. Bobby and her husband are absolutely amazing people.

A very nice place. It's quiet (no road noise; away from the town), and barely a T-Mobile signal, but AT&T was much better. I will return if I'm in the area! Mike and Bobbie were great!

Don't know what "Charles" is talking about. The park was wonderful. We stayed here for several months. The grounds are mowed at least weekly ever since grass started growing again. There are no briars near sites. The owners are great! They were very nice and visited with us when they came by the park. The sites are all rock and fairly level. It is far enough away from Abilene and highway to feel peaceful but close enough to go shopping and hit multiple restaurants. We loved it and will 10/10 recommend to all our friends.

The worst camp grounds ever, and I have been alone of places. There is no washateria the grounds keeper doesn't take care of the property. The water pressure is terrible. And although weather is not controllable. The wind is terrible.

Your rating is surprising as I (Bobbie/owner) called you the morning you were leaving and thanked you for the heads up that you would be leaving and asked if all was ok. You told me yes. We are very clear about this being a 'no frills' park with no amenities. We are surprised at your water pressure issue. You never mentioned anything to us and we recommend that people use a regulator because our pressure is high. We agree that the wind blows. It is west Texas.

As stated above, it’s a work in progress. What’s there is nicely done. Add a restroom w/shower and I’d give it the fifth star. Owners at as nice as can be and the coyotes sang us to sleep.

Nice location. Although it is in a residential area, it is surrounded by fields and open land on three sides. It is elevated so you feel above everything else. But, the campground is basic. There are full hookups and not much else at this point. No additional amenities. There wasn't even a host at the time we were there. Spaces are large and mostly level. Our jacks weren't working but we didn't really have an issue. This place has lots of potential. Add bathrooms, showers maybe a dog run and it will be really, nice. As it is, it's OK, but probably a little expensive for what you get.

This park is in the process of developement. There are no shade trees. Amenities are limited. We found the owners extremely helpful.

Because of the heat and no shade we are now offering a Super Summer Special of only $30/night, $170/week and $300/month + electric. This is what you are actually charged. There are no hidden fees. Safe and fun travels.
