Located in Lake Charles, Louisiana, Bayou Oaks RV Park is nestled in Lake Charles offering over 50 spacious campsites on 6 acres along Bayou Kayouche Coulee. Our park is spread throughout many pecan and live oak trees, providing plenty of shade and beautiful surroundings. Our park features 30/50 amp full sites along with restroom, shower and laundry facilities. Further amenities include WiFi, picnic tables, playground and more. Louisiana offers many things to do and see like swamp tours, fishing and airboat tours. Luckily, Lake Charles is located close to such attractions, offering a variety of things to do. Whether its for a short and or long term stay, we hope to see you soon!

Bayou Oaks RV Park Rules & Regulations

Note: Acceptance of these rules is mandatory for use of this service. RV Parking at the facility is for temporary use only. The Bayou Oaks RV Park reserves the right to terminate this agreement at the discretion of the Management. ENTRY UPON RESIDENT'S SPACE: The Park shall have a right of entry upon the land on which a recreational vehicle is situated for maintenance of utilities, maintenance of premises if the occupant fails to do so, and the protection of the Park at any reasonable time. However, such entry shall not be in a manner at a time which would interfere with the occupant's quiet enjoyment. The Park may enter a recreational vehicle without the prior written consent of the occupant in the case of an emergency or when the occupant has abandoned the recreational vehicle. TERMINATION OF RENTAL AGREEMENT BY TENANT: Tenant(s) understands that this Rental Agreement will remain in effect and Tenant(s) will be liable to pay rent as set forth in this Agreement whether or not the Tenant(s) occupies the space or maintains a recreational vehicle at the space for the term of this Rental Agreement, unless the Tenant(s) sells the recreational vehicles to a purchaser who is approved by the Park and who executes a new Rental Agreement or unless the Tenant(s) removes the recreational vehicles from the Park. PARK RULES: The Park Rules are incorporated herein by reference as though fully set forth at this point. Renter agrees to comply with all Park rules that now exist and any created in the future as such additional rules may be promulgated by the park from time to time. CHANGES IN RULES, STANDARDS OF MAINTENANCE, SERVICES, and EQUIPMENT OR PHYSICAL IMPROVEMENTS: The Park's rules and regulations, standards of maintenance of physical improvements in the park, together with services (including utilities), equipment and physical improvements within the park may be changed from time to time as provided by any law then in effect. RENTING OR SUBLETTING: Renter shall not sublease or otherwise rent all or any portion of Renter) recreational vehicle or the premises. Renter shall not assign or encumber his or her interest in this Rental Agreement or the premises. No consent to any assignment, encumbrance, sublease or other renting shall constitute a further waiver of the provisions of the paragraph. If Tenant(s) consist of more than one person, a 4 purported assignment, voluntary, involuntary, or by operation of law, from one person to the other shall be deemed an assignment with the meaning of this paragraph RENTERS LIABILITY: Bayou Oaks RV Park, LLC is not liable for any damages caused, proximately or actually, from connecting any items, including vehicles, recreational vehicles, generators, or any other device or item, to Bayou Oaks RV Park, LLC’s electrical connections, outlets, or plugs. Renter agrees to accept liability for any damages caused to the property by Renter or Renter’s guests. Renter agrees to reimburse the Bayou Oaks RV Park for costs incurred to repair/replace damaged items. The renter(s) shall be liable and solely responsible for any property damage, accident, injury to any person or loss sustained by any person or arising out of or in any way related to renter(s) use of the premises. Renter(s) hereby agrees to indemnify and hold the Bayou Oaks RV Park harmless from any and all claims, including those of third parties, arising out of or in any way related to renter(s) use of premises. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. If guests violate any conditions of this agreement, the Bayou Oaks RV Park may terminate this agreement. Upon notice of termination of this agreement, Renter shall vacate the premises immediately. In the event the Bayou Oaks RV Park has to resort to legal process to enforce rights under this Agreement, Renter shall be responsible for reasonable Attorney fees and costs. Renter agrees this contract is entered into in Louisiana and consents to the personal jurisdiction of any proper court located in this jurisdiction or in any jurisdiction in Texas. I have read the above agreement and agree to observe the Rules and Policies of the facility. It is understood that the Bayou Oaks RV Park assumes no responsibility whatsoever for private property left on the premises and that the Bayou Oaks RV Park is expressly released and discharged from any and all liability for any loss, injury or damage to person or property, which may be sustained during the term of this Agreement. USE PROHIBITED: The recreational vehicle and premises shall be used only for private residential purposes and no business or commercial activity of any nature shall be conducted thereon. ACKNOWLEDGMENT: Renter acknowledges that he and/or she have read, understood and received copies of this Rental Agreement, together with a copy of the Park Rules and Regulations, and further that he and/or she have read and understand each of these documents. Renter understands that by executing this Rental Agreement, he and/or she will be bound by the terms and conditions thereof.

REGISTRATION & RENT

Rent must be paid in advance. We accept cash or personal checks with proper ID, debit or credit cards. Check out time is 11:00 AM. Late departure fees = $25 from 11:01am - 4:00pm. After 4:01pm, a daily rate of $50 applies. There is an additional charge for the use of electric heaters or washers/dryers in your unit We do not include these charges in the rent. Help keep our rates low by being honest about your use of these things. Please use jack pads at sites. No tents allowed.

VISITORS

Visitors are allowed as long as they comply with park rules and regulations. It is your responsibility to inform them of such. All overnight visitors must register at the office. Any visitor who does not follow these rules and regulations will be asked to vacate the premises.

PET POLICY

Only two pets are allowed per site. Pit bulls, Rottweilers, and other aggressive dogs are not allowed in the park. Pets must be on a handheld leash any time they are outside. Everyone is expected to clean up after their pet and dispose of it properly (bagged and in the dumpster). Do not chain your pet outside or leave it unattended inside, especially if it can be disruptive to your neighbors. If you must leave your pet inside your trailer, please notify the office and leave a phone number where you can be contacted in case of a power outage or other emergency.

VISITORS

Visitors are allowed as long as they comply with park rules and regulations. It is your responsibility to inform them of such. All overnight visitors must register at .the office. Any visitor who does not follow these rules and regulations will be asked to vacate the premises.

AT YOUR SITE

Everyone is expected to keep their site clean and orderly. All trash should be bagged and brought to the dumpster. There is no trash pickup at your site. All sewer lines must be free from leaks and have a "donut' or threaded attachment into the sewer. Alcoholic beverages are allowed only at your site. We do not allow clotheslines and please do not wash autos or RVs with a hose. Due to noise, generators are only to be used during emergencies. Oil changes and other such types of vehicle maintenance are not allowed but other minor fixes may be. Check with the office before performing any vehicle maintenance or repair. If there are any problems or damages at your site please inform us immediately. Maximum occupancy per site is 4 persons.

PROHIBITED ITEMS

Absolutely no use of firearms, explosives, drugs, or fireworks is allowed in the park. No tent camping allowed. No clothesline.

DRIVING & PARKING

A two-car maximum is allowed per site. Observe a safe speed and watch for children, pets and wildlife. Drive on the roads only. Do not use pull-thru spaces for short cuts. Park in your own area or assigned spot. Do not park in open spaces without prior office approval. Do not park or drive through the grass or where the grass is supposed to be.

FAILURE TO FOLLOW THE RULES

We reserve the right to refuse to accept further rent from any person who fails to comply with these rules and regulations and may request that their space be vacated immediately. There will be no refunds.

BATHROOMS & SHOWERS

Two bathrooms with shower facilities are located around the side of the office building. All customers are welcome to use these facilities as long as you clean up after yourself and respect the rules. The bathrooms are cleaned with antibacterial cleaners for your protection. If there are any problems, please let us know immediately. Shower curtains should be kept closed in order to keep the floors and shower curtain dry. Trash from bathroom use may be put in the bathroom trash, but please do not use these for your regular RV trash. Do not wash dishes or utensils in the bathrooms. Children are not allowed to use these facilities without adult supervision. Any damages will be the responsibility of the parent or supervising adult. Smoking is not allowed in the bathrooms or building.

BE CONSIDERATE

No loud music. Quiet hours are from 11:00 PM to 7:00 AM. Attend to children at all times and do not let them wander around other people’s sites without their permission. All children under 16 years of age must be accompanied by an adult at all times.

Could not get in touch with anyone when we arrived the spot we picked when I made the reservations was taken already by someone living there had pot plants and camper had been there for a while on line said it was open. There is a business behind the park that played loud music until midnight every night and the spots were uneven and not taken care of had to dispose of 2 pair of old shoes that were left and the mowing crew hit them with mowers throwing them at my truck. No a recommended place to stay if you really don’t need to

It needed gravel in the RV spots. There must have been a storm sometime because the fence is gone around the park or at least on the ground. Lots of old junky trailers. One didn't have a door on it.

Park itself is not that bad. The only bad thing was the smell of sewer all around the park. The hotel next door is absolutely horrible. Many suspicious people around all hours of the day and night. There is no fence separating the RV and trashy hotel next door. Not a safe environment at all.

We are so very sorry for the unpleasant experience you had while staying with us. Since the hurricanes hit us we have been fighting with the insurance company to get the necessary funds to make repairs. We are working our hardest to get everything resolved so we can make our park beautiful again! We plan on having the park back to 100% within the next 60 days and we hope you decide to give us another chance in the future! :)

No one on site. I never got bathroom or laundry codes. Never got the WiFi password. The dog park looks like it has been unusable for quite some time. Long term residents let dog run loose, so walking my dog was nearly impossible. Would never stay here again.

I have stayed here before the storms and after and the park seems to be getting worse. Immediately after the storms I noticed Mold and Mildew in the men’s bathhouse and figured it would be taken care of. It wasn’t and seems to be getting worse. The park was always nice before. Also, the check in is lacking. According to the confirmation email, you are to send an email upon arrival and you will get a reply with WiFi password and bathhouse codes, but I never did. Even after calling and being told that they would text it to me, I never received it. Only after flagging down another guest was I able to get the password...

No one on site; expensive for what you got, rock music with heavy bass plays at the business next door until midnight, old rusting rvs for the campground, looks like they have replaced electric pedestals

The park looks like it might have been a nice place many years ago. I did talk to the office once and he was very polite. The park is in total disrepair. The concrete pads are broken and cracked, the trees are dieing. What use to be the dog run is full of dead trees and vegetation and i saw 2 stray dogs running around. I can not recommend this park.

The water, electricity and sewer worked. Couldn't ever find the office open to get the combination for the bath house. My site reservation was changed prior to my arrival. I was not told why. Meanwhile, the one that I requested remained vacant. (I don't really think that you want me to put all of this as a review on your web site.) I attempted to text this to you, but it would not go through.

No frills campground. Great for an overnight stay. Site was level and large enough for our 45’ toyhauler. Very quiet, we got a good nights sleep. Limited contact with the manager because of COVID but she was very pleasant over the phone. Will stay again as we’re traveling through.
