Located in Lake Charles, Louisiana, Bayou Oaks RV Park is nestled in Lake Charles 54 spacious campsites on 6 acres along Bayou Kayouche Coulee. We have recently completed renovations done on each pad, bathrooms and laundry facility. Our park is spread throughout many pecan and live oak trees, providing plenty of shade and beautiful surroundings. Our park features 30/50 amp full sites along with men's and women's restrooms and showers, laundry facility, and Wi-Fi. Louisiana offers many things to do and see like swamp tours, fishing, airboat tours and just a few miles away from fabulous casinos. Luckily, Lake Charles is located close to such attractions, offering a variety of things to do. Whether it's for a short or a long term stay, we hope to see you soon!

Laundry Facility

Laundry facility has 3 full size coin operated washers are dryers available and has a code for entry. Please do not leave laundry unattended so that items can be removed when they are done for the next guest to be able to use. Keep area cleaned up and dispose of any trash in recycle bin and take any hangers with you vs leaving them behind. Smoking is not allowed in the laundry room.

Bayou Oaks RV Park Rules & Regulations

Note: Acceptance of these rules is mandatory for use of this service. RV Parking at the facility is for temporary use only. The Bayou Oaks RV Park reserves the right to terminate this agreement at the discretion of the Management. ENTRY UPON RESIDENT'S SPACE: The Park shall have a right of entry upon the land on which a recreational vehicle is situated for maintenance of utilities, maintenance of premises if the occupant fails to do so, and the protection of the Park at any reasonable time. However, such entry shall not be in a manner at a time which would interfere with the occupant's quiet enjoyment. The Park may enter a recreational vehicle without the prior written consent of the occupant in the case of an emergency or when the occupant has abandoned the recreational vehicle. TERMINATION OF RENTAL AGREEMENT BY TENANT: Tenant(s) understands that this Rental Agreement will remain in effect and Tenant(s) will be liable to pay rent as set forth in this Agreement whether or not the Tenant(s) occupies the space or maintains a recreational vehicle at the space for the term of this Rental Agreement, unless the Tenant(s) sells the recreational vehicles to a purchaser who is approved by the Park and who executes a new Rental Agreement or unless the Tenant(s) removes the recreational vehicles from the Park. PARK RULES: The Park Rules are incorporated herein by reference as though fully set forth at this point. Bayou Oaks RV Park Management reserves the right to remove tenants at any time, for any reason. Tenants must keep RVs, vehicles, and sites in satisfactory condition. Management will have the sole right to decide whether tenant’s RVs, vehicles, and site are in satisfactory condition. If Management determines that tenant’s RV, vehicles, or sight is in unsatisfactory condition, tenant must correct the unsatisfactory condition immediately or vacate the premise immediately. No refunds will be given if tenant is required to vacate the property. Renter agrees to comply with all Park rules that now exist and any created in the future as such additional rules may be promulgated by the park from time to time. CHANGES IN RULES, STANDARDS OF MAINTENANCE, SERVICES, and EQUIPMENT OR PHYSICAL IMPROVEMENTS: The Park's rules and regulations, standards of maintenance of physical improvements in the park, together with services (including utilities), equipment and physical improvements within the park may be changed from time to time as provided by any law then in effect. RENTING OR SUBLETTING: Renter shall not sublease or otherwise rent all or any portion of Renter) recreational vehicle or the premises. Renter shall not assign or encumber his or her interest in this Rental Agreement or the premises. No consent to any assignment, encumbrance, sublease or other renting shall constitute a further waiver of the provisions of the paragraph. If Tenant(s) consist of more than one person, a 4 purported assignment, voluntary, involuntary, or by operation of law, from one person to the other shall be deemed an assignment with the meaning of this paragraph RENTERS LIABILITY: Bayou Oaks RV Park, LLC is not liable for any damages caused, proximately or actually, from connecting any items, including vehicles, recreational vehicles, generators, or any other device or item, to Bayou Oaks RV Park, LLC’s electrical connections, outlets, or plugs. Renter agrees to accept liability for any damages caused to the property by Renter or Renter’s guests. Renter agrees to reimburse the Bayou Oaks RV Park for costs incurred to repair/replace damaged items. The renter(s) shall be liable and solely responsible for any property damage, accident, injury to any person or loss sustained by any person or arising out of or in any way related to renter(s) use of the premises. Renter(s) hereby agrees to indemnify and hold the Bayou Oaks RV Park harmless from any and all claims, including those of third parties, arising out of or in any way related to renter(s) use of premises. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. If guests violate any conditions of this agreement, the Bayou Oaks RV Park may terminate this agreement. Upon notice of termination of this agreement, Renter shall vacate the premises immediately. In the event the Bayou Oaks RV Park has to resort to legal process to enforce rights under this Agreement, Renter shall be responsible for reasonable Attorney fees and costs. Renter agrees this contract is entered into in Louisiana and consents to the personal jurisdiction of any proper court located in this jurisdiction or in any jurisdiction in Texas. I have read the above agreement and agree to observe the Rules and Policies of the facility. It is understood that the Bayou Oaks RV Park assumes no responsibility whatsoever for private property left on the premises and that the Bayou Oaks RV Park is expressly released and discharged from any and all liability for any loss, injury or damage to person or property, which may be sustained during the term of this Agreement. USE PROHIBITED: The recreational vehicle and premises shall be used only for private residential purposes and no business or commercial activity of any nature shall be conducted thereon. ACKNOWLEDGMENT: Renter acknowledges that he and/or she have read, understood and received copies of this Rental Agreement, together with a copy of the Park Rules and Regulations, and further that he and/or she have read and understand each of these documents. Renter understands that by executing this Rental Agreement, he and/or she will be bound by the terms and conditions thereof.

GENERAL INFORMATION

Valuable objects should be stored away. We are not responsible for personal property. The following rules and regulation may be changed at any time without prior notice.

FAILURE TO FOLLOW THE RULES

We reserve the right to refuse to accept further rent from any person who fails to comply with these rules and regulations and may request that their space be vacated immediately. There will be no refunds.

BE CONSIDERATE

No loud music. Quiet hours are from 11:00 PM to 7:00 AM. Attend to children at all times and do not let them wander around other people’s sites without their permission. All children under 16 years of age must be accompanied by an adult at all times.

PROHIBITED ITEMS

Absolutely no use of firearms, explosives, drugs, or fireworks are allowed in the park. No tent camping allowed. No clotheslines.

BATHROOMS & SHOWERS

Men's and women's bathrooms with shower facilities are located around the side of the office building and are code locked, you will be give code at check in. All customers are welcome to use these facilities as long as you clean up after yourself and respect the rules. The bathrooms are cleaned with antibacterial cleaners for your protection. If there are any problems, please let us know immediately. Shower curtains should be kept closed in order to keep the floors and shower curtain dry. Trash from bathroom use may be put in the bathroom trash, but please do not use these for your regular RV trash. Do not wash dishes or utensils in the bathrooms. Children are not allowed to use these facilities without adult supervision. Any damages will be the responsibility of the parent or supervising adult. Smoking is not allowed in the bathrooms or building.

DRIVING & PARKING

A two-car maximum is allowed per site. Observe a safe speed and watch for children, pets and wildlife. Drive on the roads only. Do not use pull-thru spaces for short cuts. Park in your own area or assigned spot. Do not park in open spaces without prior office approval. Do not park or drive through the grass or where the grass is supposed to be.

PET POLICY

Only two pets are allowed per site. Pit bulls, Rottweilers, and other aggressive dogs are not allowed in the park. Pets must be on a handheld leash any time they are outside. Everyone is expected to clean up after their pet and dispose of it properly (bagged and in the dumpster). Do not chain your pet outside or leave it unattended inside, especially if it can be disruptive to your neighbors. If you must leave your pet inside your trailer, please notify the office and leave a phone number where you can be contacted in case of a power outage or other emergency.

AT YOUR SITE

Everyone is expected to keep their site clean and orderly. All trash should be bagged and brought to the dumpster. There is no trash pickup at your site. All sewer lines must be free from leaks and have a "donut' or threaded attachment into the sewer. Alcoholic beverages are allowed only at your site. We do not allow clotheslines and please do not wash autos or RVs with a hose. Due to noise, generators are only to be used during emergencies. Oil changes and other such types of vehicle maintenance are not allowed but other minor fixes may be. Check with the office before performing any vehicle maintenance or repair. If there are any problems or damages at your site please inform us immediately. Maximum occupancy per site is 4 persons.

VISITORS

Visitors are allowed as long as they comply with park rules and regulations. It is your responsibility to inform them of such. Any visitor who does not follow these rules and regulations will be asked to vacate the premises.

REGISTRATION & RENT

Rent must be paid in advance. We accept personal checks with proper ID, debit or credit cards. Check out time is 11:00 AM. Late departure fees = $25 from 11:01am - 4:00pm. After 4:01pm, a daily rate of $50 applies. There is an additional charge for the use of electric heaters or washers/dryers in your unit We do not include these charges in the rent. Help keep our rates low by being honest about your use of these things. Please use jack pads at sites. No tents allowed.

Adequate stop along I-10. Pretty bare bones park but clean and accessible. 50 amp didn’t work for my RV so switched to 30 amp.

Beautiful park with new renovations! Bathrooms and laundry are like brand new! Each pad site has been newly leveled and has fresh gravel to park your RV on and you step out onto a concrete pad which is perfect to sit out and enjoy the beautiful view. Quiet area with easy access to freeway.

It took awhile due to long wait times for contractors due to the hurricane. Hopefully you will stay with us when you come back to town and will get to enjoy the new showers.

We were to get an e-mail with the bath house codes after sending our arrival notice, did not, but it didn't matter anyway as the woman's was out of order. The laundry was filthy dirty, hadn't been cleaned in some time. The sites were passable with full hook- up. The campground was fairly clean , but, it had no 'personality' it was just a place to park. Not worth the $ we spent on it!!

close to the highway, lots of road noise. Acorn trees dropping acorns all night on the camper. No wifi or bathrooms available ( they said the bathrooms were being renovated, but people that live there year round said they've never been open.

If I could give negative star reviews, I think this would be one of them. In fact, after the experience I had at Bayou Oaks, I'm left wondering if they owe me some stars. I honestly don't know where to begin with this review. All the campsites...ALL of them were littered with broken glass, bottlecaps, rocks and assorted sharp objects (needles included). The park itself looks like it was never cleaned up following last year's hurricane season. Trash was all over the place. My sewer connection was backed up to the top of the uncapped downpipe. When it rained, the pipe overflowed human filth. I think one of the residents there is a proper crack whore working out of her trailer. The front desk staff was not only not present, but the crew there seemed flat-out non-existent. The free wifi password kept getting rejected on all of my devices. The non-existent staff kept insisting via text messages the issue was on my end. It never worked once the entire time I was there. When your devices say explicitly that the password is invalid, then it's not the signal strength or the devices. I even went as far to copy and paste the password they sent to me via text and got the same error. I even tried different spellings as people often make mistakes. No such luck. The public restrooms were a literal health hazard. I walked into the men's room once and saw that it was unfit for biological life. The garbage hadn't been picked up in Lord knows how long. Flies and maggots were all over the trash can area. Human waste was on the floor and walls near the toilet stalls and the rest of the interior was covered in different colors of mold. The shower area especially looked like it had a black ceiling from all the stuff growing on it. The women's room was only marginally better. At least I could poop in there without gagging on the smell of the filth, mold and neglect. Lastly, the lawn care team came one day and their machines kicked rock and glass shards at my car and camper. Thank you for the unwanted dings and scratches. I am grateful I had a place to park, but that is one of 2 nice things I can say and that's it. The other is that it was so close to the interstate that it made me running away from there disgusted and screaming as easy as possible.

This is the worst Campground I've ever stayed in! The office was closed, Posted notice listed a phone # with instructions to call upon arrival for the codes for bathroom and showers. We did this and all we got was a voice mail, No Code, upon checking the Bathrooms we found they were open, they were filthy, and there were clothes left in there, as though someone was living there! A very unsafe situation especially since this park was not in the best area. It was VERY HOT and the power went out. We called and again got Voice Mail with no call back. Luckily, we had a generator so could pulled our slide in, levelers up and steps in. This park was extremely overpriced at $50.00/noc (NO Amenities) and in our case no power for a portion of our stay. Horrible, horrible...... spend the not in a parking lot and save yourself $50.00 and some aggravation! One star rating is very generous.

Could not get in touch with anyone when we arrived the spot we picked when I made the reservations was taken already by someone living there had pot plants and camper had been there for a while on line said it was open. There is a business behind the park that played loud music until midnight every night and the spots were uneven and not taken care of had to dispose of 2 pair of old shoes that were left and the mowing crew hit them with mowers throwing them at my truck. No a recommended place to stay if you really don’t need to

It needed gravel in the RV spots. There must have been a storm sometime because the fence is gone around the park or at least on the ground. Lots of old junky trailers. One didn't have a door on it.

Park itself is not that bad. The only bad thing was the smell of sewer all around the park. The hotel next door is absolutely horrible. Many suspicious people around all hours of the day and night. There is no fence separating the RV and trashy hotel next door. Not a safe environment at all.

Since the hurricanes hit us we have been fighting with the insurance company to get the necessary funds to make repairs. We are working our hardest to get everything resolved so we can make our park beautiful again! We plan on having the park back to 100% within the next 60 days and we hope you decide to give us another chance in the future! :)

No one on site. I never got bathroom or laundry codes. Never got the WiFi password. The dog park looks like it has been unusable for quite some time. Long term residents let dog run loose, so walking my dog was nearly impossible. Would never stay here again.

I have stayed here before the storms and after and the park seems to be getting worse. Immediately after the storms I noticed Mold and Mildew in the men’s bathhouse and figured it would be taken care of. It wasn’t and seems to be getting worse. The park was always nice before. Also, the check in is lacking. According to the confirmation email, you are to send an email upon arrival and you will get a reply with WiFi password and bathhouse codes, but I never did. Even after calling and being told that they would text it to me, I never received it. Only after flagging down another guest was I able to get the password...

The park looks like it might have been a nice place many years ago. I did talk to the office once and he was very polite. The park is in total disrepair. The concrete pads are broken and cracked, the trees are dieing. What use to be the dog run is full of dead trees and vegetation and i saw 2 stray dogs running around. I can not recommend this park.
