Located in Lake Charles, Louisiana, Bayou Oaks RV Park is nestled in Lake Charles 54 spacious campsites on 6 acres along Bayou Kayouche Coulee. We have recently completed renovations done on each pad, bathrooms and laundry facility. Our park is spread throughout many pecan and live oak trees, providing plenty of shade and beautiful surroundings. Our park features 30/50 amp full sites along with men's and women's restrooms and showers, laundry facility, and Wi-Fi. Louisiana offers many things to do and see like swamp tours, fishing, airboat tours and just a few miles away from fabulous casinos. Luckily, Lake Charles is located close to such attractions, offering a variety of things to do. Whether it's for a short or a long term stay, we hope to see you soon!

Laundry facility has 3 full size coin operated washers are dryers available and has a code for entry. Please do not leave laundry unattended so that items can be removed when they are done for the next guest to be able to use. Keep area cleaned up and dispose of any trash in recycle bin and take any hangers with you vs leaving them behind. Smoking is not allowed in the laundry room.
Note: Acceptance of these rules is mandatory for use of this service. RV Parking at the facility is for temporary use only. The Bayou Oaks RV Park reserves the right to terminate this agreement at the discretion of the Management. ENTRY UPON RESIDENT'S SPACE: The Park shall have a right of entry upon the land on which a recreational vehicle is situated for maintenance of utilities, maintenance of premises if the occupant fails to do so, and the protection of the Park at any reasonable time. However, such entry shall not be in a manner at a time which would interfere with the occupant's quiet enjoyment. The Park may enter a recreational vehicle without the prior written consent of the occupant in the case of an emergency or when the occupant has abandoned the recreational vehicle. TERMINATION OF RENTAL AGREEMENT BY TENANT: Tenant(s) understands that this Rental Agreement will remain in effect and Tenant(s) will be liable to pay rent as set forth in this Agreement whether or not the Tenant(s) occupies the space or maintains a recreational vehicle at the space for the term of this Rental Agreement, unless the Tenant(s) sells the recreational vehicles to a purchaser who is approved by the Park and who executes a new Rental Agreement or unless the Tenant(s) removes the recreational vehicles from the Park. PARK RULES: The Park Rules are incorporated herein by reference as though fully set forth at this point. Bayou Oaks RV Park Management reserves the right to remove tenants at any time, for any reason. Tenants must keep RVs, vehicles, and sites in satisfactory condition. Management will have the sole right to decide whether tenant’s RVs, vehicles, and site are in satisfactory condition. If Management determines that tenant’s RV, vehicles, or sight is in unsatisfactory condition, tenant must correct the unsatisfactory condition immediately or vacate the premise immediately. No refunds will be given if tenant is required to vacate the property. Renter agrees to comply with all Park rules that now exist and any created in the future as such additional rules may be promulgated by the park from time to time. CHANGES IN RULES, STANDARDS OF MAINTENANCE, SERVICES, and EQUIPMENT OR PHYSICAL IMPROVEMENTS: The Park's rules and regulations, standards of maintenance of physical improvements in the park, together with services (including utilities), equipment and physical improvements within the park may be changed from time to time as provided by any law then in effect. RENTING OR SUBLETTING: Renter shall not sublease or otherwise rent all or any portion of Renter) recreational vehicle or the premises. Renter shall not assign or encumber his or her interest in this Rental Agreement or the premises. No consent to any assignment, encumbrance, sublease or other renting shall constitute a further waiver of the provisions of the paragraph. If Tenant(s) consist of more than one person, a 4 purported assignment, voluntary, involuntary, or by operation of law, from one person to the other shall be deemed an assignment with the meaning of this paragraph RENTERS LIABILITY: Bayou Oaks RV Park, LLC is not liable for any damages caused, proximately or actually, from connecting any items, including vehicles, recreational vehicles, generators, or any other device or item, to Bayou Oaks RV Park, LLC’s electrical connections, outlets, or plugs. Renter agrees to accept liability for any damages caused to the property by Renter or Renter’s guests. Renter agrees to reimburse the Bayou Oaks RV Park for costs incurred to repair/replace damaged items. The renter(s) shall be liable and solely responsible for any property damage, accident, injury to any person or loss sustained by any person or arising out of or in any way related to renter(s) use of the premises. Renter(s) hereby agrees to indemnify and hold the Bayou Oaks RV Park harmless from any and all claims, including those of third parties, arising out of or in any way related to renter(s) use of premises. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. If guests violate any conditions of this agreement, the Bayou Oaks RV Park may terminate this agreement. Upon notice of termination of this agreement, Renter shall vacate the premises immediately. In the event the Bayou Oaks RV Park has to resort to legal process to enforce rights under this Agreement, Renter shall be responsible for reasonable Attorney fees and costs. Renter agrees this contract is entered into in Louisiana and consents to the personal jurisdiction of any proper court located in this jurisdiction or in any jurisdiction in Texas. I have read the above agreement and agree to observe the Rules and Policies of the facility. It is understood that the Bayou Oaks RV Park assumes no responsibility whatsoever for private property left on the premises and that the Bayou Oaks RV Park is expressly released and discharged from any and all liability for any loss, injury or damage to person or property, which may be sustained during the term of this Agreement. USE PROHIBITED: The recreational vehicle and premises shall be used only for private residential purposes and no business or commercial activity of any nature shall be conducted thereon. ACKNOWLEDGMENT: Renter acknowledges that he and/or she have read, understood and received copies of this Rental Agreement, together with a copy of the Park Rules and Regulations, and further that he and/or she have read and understand each of these documents. Renter understands that by executing this Rental Agreement, he and/or she will be bound by the terms and conditions thereof.
Valuable objects should be stored away. We are not responsible for personal property. The following rules and regulation may be changed at any time without prior notice.
We reserve the right to refuse to accept further rent from any person who fails to comply with these rules and regulations and may request that their space be vacated immediately. There will be no refunds.
No loud music. Quiet hours are from 11:00 PM to 7:00 AM. Attend to children at all times and do not let them wander around other people’s sites without their permission. All children under 16 years of age must be accompanied by an adult at all times.
Absolutely no use of firearms, explosives, drugs, or fireworks are allowed in the park. No tent camping allowed. No clotheslines.
Men's and women's bathrooms with shower facilities are located around the side of the office building and are code locked, you will be give code at check in. All customers are welcome to use these facilities as long as you clean up after yourself and respect the rules. The bathrooms are cleaned with antibacterial cleaners for your protection. If there are any problems, please let us know immediately. Shower curtains should be kept closed in order to keep the floors and shower curtain dry. Trash from bathroom use may be put in the bathroom trash, but please do not use these for your regular RV trash. Do not wash dishes or utensils in the bathrooms. Children are not allowed to use these facilities without adult supervision. Any damages will be the responsibility of the parent or supervising adult. Smoking is not allowed in the bathrooms or building.
A two-car maximum is allowed per site. Observe a safe speed and watch for children, pets and wildlife. Drive on the roads only. Do not use pull-thru spaces for short cuts. Park in your own area or assigned spot. Do not park in open spaces without prior office approval. Do not park or drive through the grass or where the grass is supposed to be.
Only two pets are allowed per site. Pit bulls, Rottweilers, and other aggressive dogs are not allowed in the park. Pets must be on a handheld leash any time they are outside. Everyone is expected to clean up after their pet and dispose of it properly (bagged and in the dumpster). Do not chain your pet outside or leave it unattended inside, especially if it can be disruptive to your neighbors. If you must leave your pet inside your trailer, please notify the office and leave a phone number where you can be contacted in case of a power outage or other emergency.
Everyone is expected to keep their site clean and orderly. All trash should be bagged and brought to the dumpster. There is no trash pickup at your site. All sewer lines must be free from leaks and have a "donut' or threaded attachment into the sewer. Alcoholic beverages are allowed only at your site. We do not allow clotheslines and please do not wash autos or RVs with a hose. Due to noise, generators are only to be used during emergencies. Oil changes and other such types of vehicle maintenance are not allowed but other minor fixes may be. Check with the office before performing any vehicle maintenance or repair. If there are any problems or damages at your site please inform us immediately. Maximum occupancy per site is 4 persons.
Visitors are allowed as long as they comply with park rules and regulations. It is your responsibility to inform them of such. Any visitor who does not follow these rules and regulations will be asked to vacate the premises.
Rent must be paid in advance. We accept personal checks with proper ID, debit or credit cards. Check out time is 11:00 AM. Late departure fees = $25 from 11:01am - 4:00pm. After 4:01pm, a daily rate of $50 applies. There is an additional charge for the use of electric heaters or washers/dryers in your unit We do not include these charges in the rent. Help keep our rates low by being honest about your use of these things. Please use jack pads at sites. No tents allowed.

Mrs. Kinsey, We here at Bayou Oaks RV Park pride ourselves in being one of the only RV parks around with highspeed Wi-Fi that is fully functional for older and newer RV's (hence you seeing us outside resetting all the routers in the dark.) Your reservation was booked and paid at 3:40pm and you notified us by text message that you were in your site and hooked up at 3:42. With that information, I assumed that you rather text than speak on the phone after I attempted address your concerns with a call back after 8pm. The internet was updating (just as your cellphone updates security and other updates are not timed or scheduled. May I remind the fact to you paying after you hooked up and leaving later than checkout was a accommodation to your inconvenience's while staying with us on your travels. Hello Mark! We do very much value opinions and even constructive critisim when it is helping us find a better way too make changes from our guests point of view! Although that would only be the case if the review was an absolute fact. We replaced the whole park with brand new gravel and concerte slabs for the patio areas 4 months ago. As for long term or abandoned most of our sites are company owned for construction or rebuilding jobs we do not have long term residents. The rv spaces are paid by a company for different crews to come and work to help us rebuild our community after the 3 hurricanes, a flood and winter snow storm it our city in 2020 to end of 2021. We apologize that you misinturpretted our few empty rvs that are obviously to new for them to look abandoned. Sir most of then empty rvs were still gone visiting family for fathers day wen you arrived on the 20th of June for 2 nights. We we could not control we worked really hard to be up and running this summer. I also want to acknowledge the no staff on property which is highly inacurate because I personally sent your invoice when your wife and yourself contacted me.We have 24/7 onsite management which is myself, maintenance and security. I hope this helps your reevaluate your conclusions of our park and wish you would of came straight to us so this could of been resolved for you during your visit. No hard feelings! We understand & thank you for staying! We really hope you will stay with us again soon.
